A valley average tells you almost nothing about one house, because the house next door may sit in a different city with a different minimum stay. Every plan starts from the parcel, the guest it can honestly serve, and what the home costs to run through a desert summer.
Management of revenue
An Indian Wells home on a new licence faces a 29-night minimum for most of the year; a permitted Indio home can sell a weekend. Rates, minimum stays and owner dates are set with you, inside what the permit actually allows, not around a regional average.

The official destination calendar for Greater Palm Springs is built around four distinct seasons: winter as peak desert season with film and design events and January golf, spring as the loud one with the April music weekends at Empire Polo Club in Indio, the BNP Paribas Open and Fashion Week El Paseo, summer as pool-and-evening time, and fall as the return to the outdoors. Palm Desert
El Paseo dining and resort golf, under a permit program that turns on your zone and on whether you live there. The City page says short-term rentals are prohibited in R1 and R2 except under an On-Site Owner permit, and that HPR off-site permits stop permanently on December 31, 2026.
La Quinta
Golf, Old Town and the Cove. Also the sharpest rule in the valley: LQMC 3.25.055 permanently bans new General and Primary permits outside listed exempt areas, leaving Homeshare and large-lot pathways.

Qualitative planning context drawn from the official destination calendar and city pages. Not a demand forecast and not a monthly revenue allocation.
The destination calls this the peak season, with January golf and the film festival and February design programming. Patios, heaters, arrival lighting and landscaping do the work. Book deferred interior jobs before the season, not during it.
Tennis, then the April music weekends in Indio. Plan dated weekends far ahead, confirm occupancy and parking against the permit, and have an after-hours escalation path that someone actually answers.
Cooling performance, pool and spa chemistry, shade, irrigation and exterior wear decide whether a summer stay is any good. This is the season where a missed HVAC service becomes a refund.
Outdoor conditions return. Refresh photography and furniture, check next season’s dated events, confirm the permit renewal date, and reopen the calendar within the conditions the city actually attached to it.

A marketing area is not a permit boundary. Palm Desert, La Quinta, Indian Wells, Indio and Coachella each run a different short-term rental program, and a parcel outside all five falls to Riverside County. Match the address to its authority first. A neighbouring city’s rule is never a fallback.

La Quinta's City page, checked 2026-09-20, states that Municipal Code section 3.25.055 imposes a permanent ban on new STVR permits in the General and Primary categories, issuable only to properties inside a short list of exempt areas; Homeshare permits, which require the owner to be present throughout the stay, and a Large Lot exemption for a parcel of 25,000 square feet or more under section 3.25.057 sit outside that ban. Indian Wells states that a new licence and permit carries a 29-night minimum all year, with a 7-night minimum only from one week before the tennis tournament until three days after it ends. Palm Desert also restricts by zone: its page says short-term rentals are prohibited in R1 and R2 except under an On-Site Owner permit.
No, and in this valley that gap matters more than almost anywhere. A country-club or gated-community association can prohibit short-term rental outright through its CC&Rs or rules even where the city would issue a permit. Palm Desert's page requires an annual HOA Letter of Approval in defined zones, and Indian Wells lets an association opt out of the City minimum stay, so the two systems reference each other without replacing each other. Pull the recorded documents and get any written approval for the exact home.
No. These five cities publish materially different programs, and one of them permanently bans new permits in the categories most owners would want. A Palm Desert zone rule says nothing about an Indio address. Confirm which city the parcel sits in, or whether it is unincorporated Riverside County, before anything else.
Transient occupancy tax here is imposed by the city, not by the state. CDTFA's list of the tax and fee programs it administers, checked 2026-09-20, covers sales and use tax and the special taxes; transient occupancy tax is not on it. Palm Desert's page states an 11% monthly TOT plus a 1% Greater Palm Springs TBID assessment that Airbnb will not collect for you; Indian Wells states 12.25% effective January 1, 2019, remitted quarterly.
