A grouped market average tells you almost nothing about a specific house on a dirt road in Yucca Mesa. Every plan starts with the address, the guest it can credibly serve, and what it costs to run well in this climate.
Management of revenue
The Park Service calls October through May its busy season and says springtime and holidays are the busiest times of the year. Summer is a different business. Rates, minimum stays and your own dates get set with you, not around you.
Marketing the home
Photography and listing copy built on what the property can prove: the drive to a specific park entrance, a genuinely dark yard, a layout that suits climbers or a slow week. County rules also require your advertising to state the permitted occupancy and vehicle count.
Maintenance and care
The Park Service warns that summer extreme heat poses a very serious safety risk, and Visit California notes summer can enter triple-digit territory while winter drops into the high 30s. Cooling, shade and heating get scheduled around reservations.
Guest fit
Official visitor sources describe a short-stay leisure market with four durable reasons to come: the national park, climbing, the night sky and the Morongo Basin's own cultural character. Visit California counts more than 8,000 known climbs and 400 formations in the park, and lists three entrances — west at the town of Joshua Tree, north at Twentynine Palms, and south off Box Canyon Road and Interstate 10.

This is the part of the market people get wrong. Joshua Tree the community is unincorporated and County-governed. Yucca Valley next door is an incorporated Town with its own code. They are not interchangeable.

Also unincorporated County. Road surface, parking geometry, utilities and emergency access matter more than the label. Pioneertown is a former live-in motion-picture set founded in part by Roy Rogers and Gene Autry, which gives a stay somewhere to go in the evening.

Chapter 84.28 states plainly that an individual apartment within a multi-family residential project is not eligible for a County STR permit. In unincorporated territory that is a dead end, not a hurdle. There is no owner path here to present.
The operating year
Qualitative planning context from official park and visitor sources. Not a demand forecast and not a monthly revenue allocation.
The Park Service describes winter as surprisingly chilly and Visit California puts it in the high 30s. Heating, warm bedding and after-dark arrival directions carry the stay.
Springtime and holidays are the park's busiest times. Turnover discipline, parking instructions and trash routines matter most here, and County rules put every vehicle on your property.
Cooling performance, shade, water guidance and a same-day plan for an HVAC or power failure. This is the season where equipment capacity, not styling, decides the review.
HVAC service, exterior lighting check, posted-notice refresh, linens and updated directions before the October-to-May season reopens.

Unincorporated San Bernardino County. Joshua Tree shares its name with the national park and sits next door to an incorporated town, but it is not a city and has no municipal short-term rental code of its own. Chapter 84.28 of the County Code applies, administered through the County's short-term rental program. Yucca Valley, immediately west, is an incorporated Town under its own Ordinance 312, and Twentynine Palms, to the east, is an incorporated City with its own Vacation Home Rental licence. Three neighbouring places, three different processes. Checked 2026-09-20.
In unincorporated County territory, yes, and it is worth knowing before you buy. Chapter 84.28 allows a maximum of one STR permit for a parcel under 2 acres and two for a parcel of 2 acres or more, and separately states that an owner is not eligible for more than two STR permits in total. Owners who held more than two when the ordinance took effect may renew those as a legal non-conforming use. An individual apartment in a multi-family project is not eligible at all. The County's program page says applications are currently accepted for dwellings in its Mountain and Desert areas, so the window is open as at 2026-09-20, but the caps are not waivable by applying.
Not in unincorporated County territory. Chapter 84.28 prohibits advertising that promotes a short-term rental before the permit is approved, or while it is suspended or revoked, and requires every advertisement to state the maximum permitted occupants and vehicles. Twentynine Palms is just as direct: the City says it is illegal to operate, list or advertise a property as a Vacation Home Rental before it has issued both the VHR licence and a business licence. No, and we do not present it as one. Joshua Tree National Park is a National Park Service unit rather than a regulator, no managed property sits inside it, and the Park Service notes there are no gas stations, restaurants, grocery stores or hotels in the park and no water in its interior. What a listing can honestly offer is the entrance a guest should use, an accurate drive, and a home that sends them out prepared.
