The short answerBeyond-rent value is not a rent guarantee and there is no default split. A guest pays a price for a service; the provider is paid its cost; the difference is a service margin pool. An owner receives a portion of that pool only when a documented, approved share exists for the property. No service margin is ever assumed inside lodging revenue or the management commission.

Three opportunities, one guest-first approach

Make the stay more valuable without treating the home like a commodity.

The strongest contribution happens when the guest choice is genuinely relevant to the visit, the home can support it operationally, and the owner understands exactly how participation is structured.

Digital concierge

Services that make the trip feel local.

Private chefs, guided hikes, tours, attractions and events, curated by guest intent where they are locally available, operationally approved and appropriate for the stay.

Flexible arrival and departure

Guest convenience with deliberate controls.

Early check-in and late checkout work only when turnover timing, housekeeping, maintenance and availability allow. Where eligible, they can add incremental owner value.

Extended stays

A better fit for selected calendar windows.

Evaluated for the home, the owner calendar, local rules, furnishing and seasonal demand. Never applied as a blanket discount or a generic occupancy promise.

How the margin pool works

Three steps, in order, every time.

The sequence matters because it keeps service economics out of rent. This page describes it in words; no calculator runs here and nothing you read is a quote.

  1. Guest price

The guest pays a stated price for a service, such as a private-chef dinner. Taxes, refunds and cancellations follow the approved terms for that service.

  2. Provider cost

The provider is paid its cost. Guest price minus provider cost is the service margin pool. If the pool is zero or negative there is nothing to share.

  3. Documented share

An owner amount exists only when a documented share is applied to the pool. With no documented share, the amount stays unset and the statement reads "Choose a share". A share outside 0 to 100 percent is rejected as "Invalid share".

Worked example

One illustrative private-chef booking.

Illustrative numbers only. Not a quote, not a default split, and excluded from any rent or operating-proceeds comparison.

LineIllustrative valueWhat it means
Guest priceIllustrative$500What the guest pays for the service. Separate from the nightly rate.
Provider costIllustrative$300Paid to the chef or service provider under their terms.
Service margin pool$200Guest price minus provider cost. The only amount a share can apply to.
Owner shareRequires documented termsUnsetNo share is assumed. Until one is documented and approved for the property, the result reads "Choose a share".
Illustrative owner amountChoose a shareWith a hypothetical documented share of 25 percent, the amount would be $50. A share entered outside 0 to 100 percent would read "Invalid share".
Service availability, guest payment, provider cost, taxes, refunds, cancellations and any owner participation share require approved property-specific terms. This example is excluded from rent and operating-proceeds comparisons.

What stays separate from rent

Modeled apart from lodging revenue and commission.

  • Service margin. Concierge economics never appear inside the nightly rate or the owner's lodging line.
  • Early and late fees. Any flexible-arrival value is its own line, and only where operations allow it.
  • Extended-stay value. Reviewed as a stay-mix decision for specific windows, not folded into an occupancy claim.
  • Taxes, refunds and cancellations. Treated per the approved terms of each service and shown on the owner statement.

Property eligibility and approved terms are confirmed by the local team. Read the shared guide on owner calendar and margin.

Owner due diligence

Which guest services can be offered at my home, and who is responsible for quality?

That depends on local availability, the home's operating capacity and the approved list for your market. The local team confirms which services are eligible and who handles quality and guest recovery. Nothing on this page assumes a service is available at a particular property.

Do I participate in service margin, early or late fees, or extended-stay value, and how is it documented?

Only when property-specific terms say so. Any owner share is written into the agreement for the home and reflected on the owner statement. With no documented share, no owner amount exists.

How are taxes, refunds, cancellations and provider fees handled on my statement?

Per the approved terms of each service. Ask to see where each line lands on the statement before agreeing to participate, and confirm how a cancelled or refunded service is treated.

When is an early check-in, late checkout or extended stay unavailable?

When turnover timing, housekeeping or maintenance schedules, guest expectations, availability or local rules do not allow it. These are operational decisions, made stay by stay, and never promised in a listing.
