The Sheriff's Twin Peaks Station describes a mountain population of nearly 36,000 residents that swells past 85,000 on weekends and holidays. That shape rewards deliberate minimum stays, holiday rules and owner dates set with you rather than around you.

Photography, listing copy and paid media built on what the address really offers: a Lake Gregory family base, a Village-adjacent retreat, a wooded Twin Peaks reset. Listed across the major channels plus a direct channel.
Maintenance and care
County snow guidance calls a road passable under eight inches of snow, open to travel with a properly equipped vehicle and chains on all drive wheels. Plowing, freeze protection and defensible-space work are scheduled around reservations, with approvals routed to you.

Crestline and Lake Gregory
The County documents 2.3 miles of hiking trails, a summer inflatable waterpark and swim beach, dog parks, and year-round non-powered boating and fishing. That is a concrete booking story.
Twin Peaks and Blue Jay
Wooded lots, short hops to both lakes and a calmer setting. Driveway grade, winter access and exterior lighting do more for these stays than any decorative upgrade.
Cedar Glen
Forested and close to the water, with private-road and easement questions that belong in the review before anything is photographed or listed.
Rim of the World corridor
Most guests arrive by mountain highway. Route notes, chain expectations and a realistic drive time are part of the product, not an afterthought.

Plow plan, chain guidance, freeze protection, exterior lighting and a warm arrival. County road status is described as passable, open or clear, and guests need to know which one to plan for.
Drainage, decks, roof debris, access surfaces, heating and moisture controls after the snow leaves. Shoulder-season stays are easy to serve once the exterior has been looked at.
Lake Gregory's swim beach and waterpark season carry Crestline stays. Homes elsewhere lead with shade, outdoor space and the drive up out of the heat below.
Defensible space, roof and ground debris, firewood handling and a heating check. The County's fire-hazard abatement communication names Lake Arrowhead, Crestline and Twin Peaks among its mountain inspection communities.

A marketing area is not a permit boundary. Lake Arrowhead, Crestline and Twin Peaks are unincorporated, so San Bernardino County permits short-term rentals here, not a city. Match the parcel first, then work the permit, the mountain operating standards, the tax and the private documents separately.

| County Mountain Region operating standardsSpecific to these communities | The County's Operational Standards Guide sets rules that only bite up here. In the Mountain Region, solid-fuel outdoor fireplaces, chimineas, barbecues and fire pits are prohibited, and animal-proof trash containers are required unless the County-approved hauler discourages them. Parking areas have to be kept clear of obstructions, expressly including excessive snow, and every vehicle must park on the property — no street and no off-site parking. A snow-removal contact name and phone number has to be posted inside the unit alongside the permit and the evacuation map. Plowing a private driveway is the owner's arrangement, not the County's. County snow guidance describes public road status as passable, open or clear, says passable travel may need chains on all drive wheels and a properly equipped vehicle, and prioritizes primary roads during large events. A named plow contact and a guest arrival plan belong in the operating plan before winter.
