Visit California places the park's west entrance at the town of Joshua Tree, alongside its visitor centre. That makes this the natural base for a guest whose day starts at the park and ends back at the house. It also sets the expectation: they will want an accurate drive, a realistic sense of how busy the entrance gets in spring, and a home that sends them out prepared rather than one that implies the park is in the garden.
The area also carries a visible desert-art and independent-retail character, which gives guests somewhere to be on a day they are not in the park. That is worth describing honestly in a listing and worth nothing if the arrival experience is poor.
Whether the parcel really is outside every incorporated boundary, its acreage as the County will read it, how many County permits you already hold, the recorded bedroom count, whether parking supports the occupancy you want to advertise, and any CC&Rs, deed restrictions, easements or road-maintenance agreements. Yes, in two situations. If you already hold two San Bernardino County short-term rental permits, you are not eligible for a third, because Chapter 84.28 states an owner may not hold more than two. And an individual apartment within a multi-family residential project is not eligible for a County permit at all. Parcel acreage also matters: under 2 acres allows one permit, 2 acres or more allows two.
Longer than owners expect. The County notices surrounding property owners with a 20-calendar-day comment window, and the permit becomes effective the first business day after a 30-day appeal period. Advertising before approval is prohibited, so the listing cannot go up early to fill the gap.
