The Cove
The destination describes cottage-filled neighbourhoods around La Quinta Cove with easy access to desert mountain and canyon trails, plus 15 community parks across the city.
What to establish first
The City publishes a weekly active and suspended STVR permit list, updated every Wednesday, and a public portal map updated every Friday. Check the parcel against both rather than relying on a listing history or a seller’s description.
The City publishes the list of exempt areas and invites owners to contact the STVR team to verify eligibility. Get that answer in writing. Being near an exempt area is not the same as being in one.
Homeshare requires the owner present throughout the stay, which is a different business from whole-home rental. Large Lot requires a single parcel of 25,000 square feet or more, criteria under section 3.25.057, and Council approval at a public hearing.
Only after those three is there any point discussing rates, photography or amenities. And the association question runs alongside all of it: a La Quinta country-club community can prohibit the use whatever the City would permit.
Only in limited circumstances. The City page, checked 2026-09-20, states that Municipal Code section 3.25.055 imposes a permanent ban on new STVR permits in the General and Primary categories, and that those permits can only be issued to properties located within a few exempt areas. Effective January 4, 2024, Homeshare permits and qualified and certified Large Lots were made exempt from that ban. Homeshare requires the owner to occupy the property throughout the visitor's stay; Large Lot applies to a single parcel of 25,000 square feet or more meeting section 3.25.057 criteria, considered by Council at a public hearing.
The City publishes a weekly active and suspended STVR permit list in both Excel and PDF, updated every Wednesday by 5:00 PM, and a public portal map updated every Friday by 5:00 PM. Check the parcel against those, and confirm with the STVR team before relying on it.
It means it is a market with a closed front door for most new entrants, which is a different thing. An existing permitted property, a Homeshare arrangement or a qualifying large lot can all operate. What you cannot do is assume a new whole-home permit will be available because the house is attractive.
