Demand drivers
Winter weather
The destination describes winter as peak desert season: sunny days, cooler temperatures and patio weather. That is the base demand every other driver sits on top of.
Golf and sport
The official events page describes more than 100 golf courses across the destination, a January PGA Tour event and the BNP Paribas Open, a two-week tennis event in Indian Wells.
Dated festivals
The Coachella Valley Music & Arts Festival and Stagecoach are both listed in April at Empire Polo Club in Indio. Fashion Week El Paseo is listed in March in Palm Desert.
Pools and evenings
The destination describes summer as shifting toward nightlife, indoor entertainment, resort pools and seasonal programming, with a relaxed daytime pace. A working pool and working cooling is the trip.
The operating year
Season descriptions are taken from the official destination calendar, read 2026-09-20. Qualitative only.
The guest: sun, golf, film and design. January brings a PGA Tour event and the Palm Springs International Film Festival; February brings Modernism Week.
The job: patios, heaters, lighting and landscaping inspected before the season opens, not during it.
The guest: tennis, then the April music weekends in Indio, plus Fashion Week El Paseo in March.
The job: confirm the permit’s occupancy and stay-length terms cover the booking, brief guests on parking and noise, and staff the after-hours line.
The guest: regional pool trips, evenings out, a slow daytime pace. Spa Month runs September 1–30, 2026.
The job: cooling, pool and spa chemistry, shade, irrigation and fast vendor response. Everything advertised has to work in July.
The guest: hiking and patio dining return; Modernism Week Fall in October, La Quinta Art Celebration in November.
The job: refresh photography and furniture, check permit renewal dates, reopen the calendar on the coming season’s terms.

Booking-window questions
Nobody can give you a reliable lead-time number for your specific home from a public page. These are the questions that decide how the calendar gets managed, and they are answered with your own booking history in the Owner Portal.
Stay mix
Regulated short-term stays
A short stay is the regulated product in every one of these cities, which is why the permit and the minimum stay come first. Palm Desert defines its short-term rental as twenty-seven consecutive nights or less; Riverside County defines its version as less than 30 consecutive calendar days and not fewer than two days and one night. Read your own authority’s definition rather than assuming a common one.
Stays of 30 nights and over
Longer stays generally fall outside the short-term rental definitions above, and Palm Desert states that transient occupancy tax and TBID are not collected for stays over 27 consecutive nights, though a return is still filed. That does not make a long stay unregulated: landlord-tenant law, insurance and your association’s rules all apply. Confirm the treatment for your address in writing before you advertise it.

The official destination calendar, read 2026-09-20, describes winter as peak desert season and spring as the period with the largest dated events: the BNP Paribas Open, the April music weekends at Empire Polo Club in Indio, and Fashion Week El Paseo in March. Summer shifts toward pools, nightlife and indoor entertainment, and fall is described as the return to the outdoors. That is the shape of the year; it is not a forecast for one home.
Only if your address is permitted for the stay you would be selling, and only after you have asked the city how those weekends are treated. Indio's page describes no separate festival-week permit, so confirm the position with the City before advertising one. Occupancy, parking and noise conditions attached to a permit are enforced hardest on exactly those weekends.
Because a valley average would be misleading for your home. Five cities with different minimum stays and permit regimes cannot share one number, and a public page cannot know your bedroom count, your association's rules or your owner dates. Property-specific results are handled in the Owner Portal.
Sometimes it falls outside a particular definition, which is not the same as being unregulated. Palm Desert's page, checked 2026-09-20, states that transient occupancy tax and TBID are collected only for stays of 27 consecutive nights or less, and that a return is still filed for longer stays. Landlord-tenant law, insurance and your association's rules still apply. Get the treatment for your address confirmed in writing.
