How many nights are actually left for guests?Take the calendar days in the months you care about, then subtract the nights you are keeping for yourself, the arrival and reset buffer around each of your stays, and the nights already booked. What remains is calendar capacity. This is a calendar count only — no rate, revenue or demand is involved.
What you need before you start
Your planning year, the months you want to look at, your own travel plans, and your current bookings. Leave anything you do not know blank; a blank counts as zero.
The three things you subtract
- Owner-use nights — nights you are keeping for yourself.
- Arrival and reset buffer nights — the nights either side of an owner stay that cleaning, inspection, maintenance and smart-home settings need.
- Existing booked nights — stays already confirmed.
The rules
- Each figure must be a whole, non-negative number.
- The three figures must not overlap — count each night once.
- Their total for a month cannot exceed that month’s actual calendar days.
- February has 29 days in a leap year. Use the real day count for your planning year.
The arithmetic, in words
- Available nights in a month. Calendar days, minus owner use, minus reset buffer, minus existing booked nights.
- Available nights across your selection. Add the monthly results together.
- Selected-calendar available share. Divide available nights by the calendar days in the months you selected. This is a share of the calendar, not a revenue percentage and not an occupancy figure.

Calendar seasons, if you want to group months: winter is December to February, spring March to May, summer June to August, autumn September to November. These are calendar seasons only, not demand seasons or booking forecasts.

- What arrival and reset buffer is appropriate before and after each owner stay, given cleaning, inspection, maintenance and smart-home settings?
- If owner plans change, who confirms the calendar update, and what is the process for dates with existing confirmed guest reservations?
- Can the local team review current demand context, booking lead times and minimum-stay considerations for the requested dates without treating them as a forecast or guarantee?

Does this worksheet predict how many nights will actually book?
No. It counts calendar capacity only. It makes no local rate, revenue, demand or occupancy prediction, and the nights it shows as available are simply the ones you have not already allocated.
