Visit Pinetop-Lakeside calls the region the place to stay cool on hot summer days, with trails through what it describes as the world's largest ponderosa pine forest. Summer is the long season, and the guest is often a Valley family staying a week.
More than 50 alpine lakes and 800 miles of rivers and springs per Visit Pinetop-Lakeside, and the Apache-Sitgreaves National Forests count 24 lakes and reservoirs with over 400 miles of rivers and streams. Anglers and paddlers plan around water, and water levels change.
Winter runs on snow and on Sunrise Park Resort, described by Visit Pinetop-Lakeside as three mountains, seven chairs and over fifty runs. Tubing, snowshoeing and cross-country terrain at Poll Knoll extend it. The resort states it is owned and operated by the White Mountain Apache Tribe.
The Apache-Sitgreaves covers over two million acres, from 3,500 feet up to more than 11,000 feet at Mount Baldy Wilderness. Camping, hiking, ATV and UTV riding and hunting all start at a trailhead, so honest drive times matter more than a photograph.

Inside the Town of Pinetop-Lakeside this is the stay type that needs the annual town licence, which the Town states applies only to rentals of less than 30 days. Show Low runs its own registration path and Apache County's Article 24 covers occupancy for remuneration of less than 30 days in Greer. ADOR treats stays under 30 days as transient lodging subject to transaction privilege tax.

The Town states that owners renting for 30 days or longer do not need its licence, and ADOR defines residential rental as 30 or more consecutive days with different tax treatment. Whether a mountain home should take them depends on winter access, heating cost, connectivity and, above all, whether the governing documents allow it. Confirm with the authority, ADOR and your HOA before changing the rule.

There are two. Summer is the long one, when Visit Pinetop-Lakeside describes the region as the place to stay cool on hot days and guests come for lakes and trails. Winter is narrower and depends on snow and on Sunrise Park operating. Spring and fall are quieter and are when the home gets prepared. How that lands on one address is a property-specific question.

More than in a desert market. Snow decides winter access, forest fire restrictions can change the summer guest message, and lake levels change what an angler finds. On 2026-09-19 the Apache-Sitgreaves listed no fire restrictions, and Arizona State Parks allowed only hand-launched vessels at Fool Hollow Lake because of low water. Check current conditions rather than repeating a listing line.
Only after three checks: the local rule for your parcel, ADOR’s treatment of residential rentals of 30 or more consecutive days, and your HOA or deed restrictions. Then ask whether the home handles a winter month, in heating cost, access and connectivity.
