The short answerPinetop-Lakeside is the lake-and-trail heart of the destination and the only part of it with a Town short-term rental licence. Visit Pinetop-Lakeside puts the town at 7,000 feet with trails through what it calls the world’s largest ponderosa pine forest and over 200 streams and lakes. A cabin here sells a pine-and-water itinerary, and it needs the Town licence before it sells anything.

Who books here

Summer brings Valley families out of the heat for hiking, fishing, kayaking, mountain biking and ATV riding, with more than 50 alpine lakes and 800 miles of rivers and springs in the surrounding country per Visit Pinetop-Lakeside. Winter brings ski and snow-play weekends: the same source describes Sunrise as three mountains, seven chairs and over fifty runs, and points to Poll Knoll for cross-country skiing and snowshoeing, with a Christmas Tree Fair and tree lighting in town.

What the home has to do

A gear-ready entry, heat that reaches the bedrooms, a cleared and lit arrival in winter, and honest drive times to the trailhead or the lake. Water levels are a live condition rather than a listing promise: the Town has posted about low water at Woodland Lake, which sits at the centre of the town’s own recreation story.

The rule that applies here

The Town states that short-term and vacation rental owners must obtain and maintain an annual town licence for each Pinetop-Lakeside property, and that the licence applies only to rentals of less than 30 days. The application asks for a valid TPT licence, proof of ownership, liability insurance of at least $500,000 in the aggregate, proof of a local emergency contact and neighbour notification; the fee is $250 per property a year, per the Town page checked 2026-09-19. A Show Low or Greer home follows a different path entirely.

Do I need a Town licence for a Pinetop-Lakeside cabin?

Is Pinetop-Lakeside busier in summer or winter?

Summer is the longer season, built on cool air, lakes and trails. Winter is narrower and depends on snow and on Sunrise Park operating. Both need different preparation from the home.

Does the Town licence cover a home just outside the Town line?

No. Outside Town limits the parcel may be unincorporated Navajo County or another jurisdiction. Check the County map before assuming the Town rule applies.
