How a White Mountains vacation rental projection is built: property-level inputs, labelled assumptions, and why no figure appears on a public page.

Mostly facts about the home. Which authority the parcel falls under and what that authority permits. The sleeping layout and how many guests the home honestly serves, remembering that Apache County's nightly-rental article ties permitted occupancy to off-street parking. Whether the access is paved, steep, shared or privately maintained in winter. Heating type and condition, and whether a fireplace or spa is present, working and permitted for guest use. Connectivity. The dates you want for yourself. And which of the local trip themes the home can credibly serve: a summer lake-and-trail week, a ski weekend, a fall colour stay, or a longer stay where the documents allow it.
Official sources describe the shape of the year, not a number. Summer is the long season built on lakes, trails and cool air at altitude. Winter is narrower and depends on snow and on Sunrise Park operating. Spring and fall are quieter, and they are when the home is prepared. That shape decides where minimum stays, holiday-week rules and seasonal pricing logic go. It does not, on its own, produce a figure. The figure comes from applying that shape to this home and to a comparison set chosen for layout, access, altitude and permitted use.
Every assumption we cannot read off the property. Owner-use weeks. Cleaning and turnover costs. Utility exposure through a winter, which in a heated mountain cabin is not a rounding error. Amenity operating costs, including spa service and freeze protection. Maintenance reserve for a house that takes weather. Anything illustrative is marked illustrative so you can change it and see what moves.
Occupancy, average rate and revenue figures do not appear on this site at all, for any market. Neither do regional averages presented as if they applied to your street. Nor any assumption that a lift will open, a road will stay clear, a lake will hold water or a permit will be granted. Arizona State Parks currently allows only hand-launched vessels at Fool Hollow Lake because of low water; a projection that quietly assumed otherwise would be wrong before it was printed.
Ask four questions. Which inputs came from the property and which were assumed? What happens to the result if the two largest assumptions move by a quarter? Does it account for the rules that bind this address, including HOA limits? And does it separate what the market does from what this home does? A projection that cannot answer those is a number, not a plan. The amenity break-even worksheet and the owner-use worksheet use the same discipline on a smaller scale, with every input labelled.
Because it would be wrong for most homes. Projections are built per property from the address, layout, rules and your calendar, and discussed in the Owner Portal.
An assumption we chose to make the arithmetic work, clearly labelled so you can change it. Owner-use weeks, winter utility exposure and amenity operating costs are typical examples.
Only if we have them. Provide the governing documents early so limits on guest count, parking, minimum stay or amenity use are inputs rather than surprises.
