What belongs in a projection for a coastal home, which assumptions have to be visible, and which numbers nobody can honestly promise you.

A projection is a model with visible assumptions, not a promise. A usable one for this coast starts from the parcel’s legal calendar, states its assumptions about nightly rate, occupancy, seasonality, owner-use nights, fees and cost of care separately so each can be argued with, and shows what happens when the weaker ones move. If a projection arrives as one confident number, the assumptions have been hidden rather than removed.
On this coast the available nights are not always 365. Oxnard’s municipal code limits a vacation rental to a maximum 100-day annual cap per calendar year and rounds partial days up. A City of Ventura permit sits inside a capacity-limited zone with a maximum of two permits per owner and one in Pierpont. A City of Santa Barbara address, on what the City publishes today, has no short-stay path to project at all.
So the first line of an honest projection is how many nights this parcel may legally be sold, followed by how many the owner intends to keep. Everything else is a rate and cost model applied to that number. A projection that quietly assumes full-year availability in a capped jurisdiction is not optimistic; it is wrong.

A projection worth reading names its inputs one at a time: seasonality shape, nightly rate by season, occupancy by season, length-of-stay and minimum-stay policy, owner-use nights and when they are taken, channel mix, cleaning and turnover cost, the management fee structure, and recurring cost of care. Each should be labelled as your figure or an illustrative one.
That matters because the inputs interact. Raising a minimum stay changes occupancy and cleaning cost together. Taking owner weeks in August costs more than taking them in February. Adding an amenity changes both the rate assumption and the cost line. A single blended number hides all of it, which is exactly why single blended numbers are popular.
Salt, sand and damp make the exterior line larger than an inland comparison suggests. Hardware and outdoor furniture replace faster. Cleaning takes longer after a beach day. Drains and gutters need clearing before the wet season. Foothill homes add storm-runoff and defensible-space work. A projection that carries a thin maintenance allowance will be wrong in year two, not year one, which is when owners notice.
Utilities deserve the same attention. A marine-layer morning followed by a hot afternoon means climate systems run in both directions on the same day. Reservation-aware control through Casago’s smart home platform is partly a cost measure for exactly that reason.
Nobody can give you a guaranteed revenue figure, a guaranteed occupancy, a promise that a capped jurisdiction will have headroom when you apply, or an assurance that a draft ordinance will be adopted in the form it was drafted. Anyone offering those is selling certainty they do not have.
What is reasonable to ask for is a model you can interrogate: visible assumptions, a stated legal night count, a sensitivity view on the two or three inputs that move the answer most, and a clear statement of which figures are yours and which are illustrative.
