What to ask before choosing a White Mountains vacation rental manager: freeze response, the right jurisdiction, snow access, your calendar and the handover.

At 7,000 feet a heating failure is not a comfort problem, it is a burst-pipe problem. Ask who answers at 9 p.m. on a Saturday, how quickly someone can physically reach the house in snow, and what the guest is told in the meantime. Ask what happens between stays: whether the thermostat follows the reservation calendar, who monitors propane, how pipes and hose bibs are protected, and who clears the drive before an arrival. A manager without people nearby will be vague here, and vagueness is expensive in a freeze.
This destination spans several authorities. Pinetop-Lakeside requires an annual town licence for rentals under 30 days. Show Low runs its own registration and formal zoning determinations. Apache County has a nightly-rental article covering Greer. Other parcels are unincorporated Navajo County, and some land is tribal. Ask the manager which one applies to your address and how they know. Ask who files the Arizona TPT return, what you file, how renewals are tracked and where you can see the status. A manager who cannot name your jurisdiction on the first call has not read your parcel.

Ask what happens when a guest calls from the bottom of an unplowed drive. Who clears it, on what trigger, and what the route notes say. Ask how the home is lit for a dark arrival, how access codes are issued and what the fallback is when a battery dies in the cold. These are the calls that generate reviews in a mountain market.
Your dates should be set with you and protected, not requested. Statements should show what was charged, what was spent and why, with approvals routed to you for anything beyond the agreed routine.
