Official visitor information puts over 400 miles of trails around Sedona. Hiking and mountain biking anchor most itineraries, which puts a premium on early starts, gear storage and honest travel-time notes.
Access
Sedona Shuttle runs free parking and free rides to five popular trailheads, year-round Thursday through Sunday with no reservations, and daily during spring break and some holidays. Put the current schedule in the house guide.
Town
Official visitor material describes a day that can move from a hike or a Jeep tour to shopping, local dining and a spa or vortex visit. Uptown concentrates that on foot; West Sedona spreads it out.
Sky
Sedona was named the world's eighth International Dark Sky Community in 2014, and the Council adopted a Dark Sky Community policy and lightscape management plan that year. Night sky is part of the product and part of your lighting spec.
The operating year
Qualitative planning context from official city and destination sources. Not a demand forecast and not a monthly revenue allocation.

Booking windows

Stay mix
Under 30 nights
Inside City limits this needs an Arizona TPT license and a City short-term rental permit before advertising, one per advertised unit, and it cannot host special events. Outside City limits the relevant county program applies instead.
Operationally it means frequent turnover, gear-friendly finishes, an arrival plan a stranger can follow, and a house guide kept current as trail access changes.
30 nights and over
The City says no short-term rental permit is required for a 30-plus-day rental, but the marketplace listing has to show at least a 30-day minimum; a shorter advertised minimum triggers the permit requirement. Tax treatment differs too.
The guest changes as much as the paperwork. Connectivity, a real workspace, laundry and a kitchen equipped for a month decide the stay. Confirm private documents allow it before you plan around it.
Neighborhoods
Both sit inside the City of Sedona, and the City's own visitor information describes them very differently. Confirm the parcel before applying either page to a home.
Uptown Sedona
West Sedona
Official sources describe comfortable walking weather in spring and fall, a hotter summer that pushes activity to early morning and late afternoon, and a cooler, quieter winter. Treat that as an operating rhythm rather than a demand forecast, and check your own reservation history for the pattern at your address.
