The home
Without a walkable strip outside the door, the property has to hold the evening. Shaded outdoor space, a kitchen that works for a group, a bedroom layout that actually suits the party size, and somewhere to put trail gear.
The drive
Say where the car goes, how far the nearest dining and grocery really are, and which trailheads the free shuttle serves Thursday through Sunday. A guest who plans around real numbers arrives happy.
The rules
Inside City limits the City short-term rental permit applies: TPT license first, one permit per advertised unit, no special events. A larger lot does not change that, and a casita counts as a second unit if you advertise it.
The City describes Uptown as historic shops, restaurants and lodging within easy walking distance, and West Sedona as more spread out with its own dining, shopping and lodging. In practice that means a West Sedona guest drives, so the home itself carries more of the stay and the listing has to be honest about distances.
Yes, when the parcel is inside City limits. An Arizona TPT license comes before the City permit application, each advertised unit needs its own permit, and City Code 5.25.050 prohibits special events. Confirm the boundary from the parcel record.
Shaded outdoor space that is usable in the hot months, a sleeping layout described accurately, storage for trail gear, and real drive times to dining, groceries and trailheads. Add the current trailhead shuttle schedule so guests can plan the morning.
