Six features that do real work in a coastal home, and the operating cost of each one stated rather than hidden.

The amenities that pay here reduce friction in a real coastal day: a beach transition point, wind-aware outdoor living, reservation-aware climate control, honest parking instructions, an island-departure kit and scheduled exterior protection. Each has a maintenance, replacement and compliance cost, and salt and sand make those costs higher than an inland owner expects. Price the whole life of the feature before you price the purchase.
For a shoreline-oriented stay in Carpinteria, Oxnard, Ventura or Santa Barbara, a controlled transition from outdoors to indoors usually does more for the guest and for the asset than another bullet point. An exterior rinse where it is permitted, towel hooks, a hardwearing entry surface and a contained place to stage beach or boat-day items protect floors and upholstery under constant movement.
The trade-off is operational and should be named before installation: drainage, laundry capacity, cleaning time per turn and exterior inspection all increase, and a permanent fixture may be constrained by coastal requirements or by private documents. Confirm both before anything is built, and before it appears in a listing.

The patio is most of the reason a coastal home gets booked, and exposure varies street by street. Furniture, shade and fabrics have to be chosen for salt and wind rather than for a photograph, because an umbrella that fails in an afternoon blow is worse than no umbrella at all.
Budget for weather checks, cleaning and replacement with a named owner, and describe comfort honestly across changing conditions. The marine layer is the thing guests do not anticipate: a grey cool morning and a bright warm afternoon on the same June day. A listing that sets that expectation gets better reviews than one promising uninterrupted sun.
A marine-layer morning followed by a hot inland afternoon means climate systems work in both directions in one day. Honest parking and arrival instructions are not installed, they are written, and they are among the highest-value things in a coastal listing. In the City of Ventura, free unobstructed onsite parking must be continuously available to guests; elsewhere the instruction has to match the actual kerb, easement and community rules. Refresh it whenever access, markings or construction change.
An island-departure kit is the other one. The National Park Service says Channel Islands visits require boat transportation planned in advance and often take a full day or more, so an early-start guide, a staging spot for gear and route notes for Ventura Harbor or Channel Islands Harbor make a real difference — and a mainland backup day feel planned rather than improvised. Information is cheaper to maintain than equipment that must be stored, cleaned and insured.
The cheapest one that solves a real guest problem: accurate parking and arrival instructions, then a sand transition point if the home is near the water. Both are worth more per pound spent than anything that photographs well but is used twice a year.
Sometimes, and it is one of the best features a beach home can have. Drainage, coastal requirements and private governing documents all get a say, and some are stricter than the building code. Confirm in writing before installing or advertising one.
