How can I compare managers without focusing only on percentage fees?
Ask three questions, marketing, revenue and operations, and listen for answers about your specific home.
Ten items, grouped under three questions. They apply to any manager, including Casago. The pattern to listen for is the same each time: does the answer describe your house, or a company?
Ask how the home will be marketed
Request a property-specific distribution, visual, and demand plan. Clarify what is addressed through preferred OTAs, direct channels, reservations expertise, and optional advertising.
- Who is the guest? A manager should name the one or two guest types your home serves best and explain why.
- Where will it be listed, and why? Which of the major channels, whether a direct channel exists, and how the mix was chosen for this property.
- Who takes the photos and writes the copy? And who owns them if you leave.
- What is optional? Paid advertising and campaign work should be described as a program with a stated scope, as the AdVantage marketing page does, not folded silently into the rate.
Ask how revenue decisions are made
A manager should explain the comp set, calendar pacing approach, seasonal strategy, minimum-stay logic, and how they decide when a home needs a different approach.
- Which homes are the comparison set? Ask how they were chosen and excluded. See how a projection should be built.
- How does pricing move through the Phoenix year? Event weeks, shoulder months, summer. Listen for a plan, not a slogan.
- How are minimum stays and owner dates set? With you, before they're applied, and revisited when the calendar says so.

Ask who protects the operating standard
Understand preventative maintenance, on-call practices, technology, inspections, linens, connectivity, exterior presentation, and the process for communicating owner-impacting decisions.
- What happens at 11 p.m. in July? Who answers, who is dispatched, and how you hear about it.
- What is inspected, and when? Preventative maintenance, pool and cooling checks scheduled around reservations, linens and connectivity standards, exterior presentation. The 360 Service Bundle and Smart Home Program pages state what Casago's programs include.
- How are owner-impacting decisions approved? Repairs above a threshold, rate changes outside the plan, policy changes. Ask to see the approval path and the statement line where the result lands.
What Phoenix adds to the list
Heat is the local test. Ask how cooling failures are handled in summer, how pool equipment is checked between stays, and how the arrival experience works when a guest lands at 4 p.m. in July. Event weeks are the second test: ask how turnovers are staffed when several homes change over on the same day and how minimum stays are set around dated demand. Jurisdiction is the third: ask who confirms the parcel's rules, files the tax registration and reads the HOA documents before the listing goes live. A manager who works here should have a plain answer for each.
Reading the answers
