Edition 1: sequence the story. Look at your listing as a guest would, on a phone, in about eight seconds. The first photo, the headline, and the first line of copy should agree on who the home is for. If the lead image is the pool but the headline says walkable, and the copy opens with square footage, three different homes are being sold. Choose one guest, lead with the feature that guest filters for, and let the rest of the gallery support it.
- Winter and spring. Lead with outdoor living, event access and parking. Say how far the home is from the places guests name in their search.
- Summer. Lead with cooling, shade, a pool that is ready, and quiet. Guests here in July are choosing comfort first.
- Longer stays. Where the jurisdiction and governing documents allow 30-plus-night stays, lead with the desk, the kitchen and the laundry, and say so in the first line.
