What goes into it, what cannot, and why a county-wide average would tell you almost nothing about your address.

In most markets this is a footnote. Here it is the whole first page. A home inside the City of Los Angeles that is not the owner’s primary residence cannot host a short-term rental at all, so a nightly projection for it would be a projection of something that cannot happen. The same is true in Santa Monica, in Redondo Beach, in Torrance residential zones and in unincorporated Los Angeles County for a non-resident owner.
Where a path exists — Malibu, the Manhattan Beach coastal zone, named Hermosa Beach areas, Torrance commercial zones — there are still conditions that shape the calendar: a permit, a business licence, transient occupancy tax registration, and in Malibu an onsite wastewater treatment system obligation. Each of those is a cost line and some are a timing constraint. A projection that ignores them is a wish.
This market supports two different revenue shapes. A permitted coastal short-stay home has a nightly calendar with seasonal and weekend structure, frequent turnovers and high consumables. A furnished stay of 30 nights or more has fewer, longer bookings, a lower turnover cost and a different demand pattern. They are not variations on a theme; they are separate businesses with separate cost bases, and a projection has to commit to one.
For many owners here the honest answer is the second one, and that is not a downgrade. It is simply what most of the county permits.
Bedroom and bathroom count and the real sleeping capacity, not the optimistic one. Distance to sand, measured as a walk rather than as a line on a map. Parking: how many spaces, whether tandem, whether street-only, whether a permit is involved. Outdoor space, shade and whether the furniture survives the wind. Internet speed as tested, not as advertised by the provider. Condition and the state of the kitchen, laundry and any workspace. Pet policy. Accessibility. And your own use of the home, which is a decision, not a residual.
Then the cost side, which is where coastal homes differ most: cleaning and laundry at the frequency the model implies, consumables, the salt-air maintenance premium, utilities, insurance, permit and licence renewals, transient occupancy tax handling, and any private community fees. On this coast the replacement cycle for outdoor furnishings and exposed hardware is the line owners most often leave out.
A county average. Los Angeles County contains a permitted Malibu beach house, a Torrance commercial-zone unit and a Silver Lake home that may not host a short stay at all. Averaging those produces a number that describes no real property. The same objection applies to a “beach city” average that mixes parcels inside and outside a coastal zone.
Also excluded: a guaranteed figure, a promised occupancy, a comparison to another manager’s reported results, or any number presented without its assumptions. A projection is a model of a plan, and its value is entirely in whether you can see and challenge what went into it.
Ask four questions of any projection, from us or from anyone. Which jurisdiction did you assume, and did you confirm the coastal zone status? Which stay-length model is this, and is that model lawful for this parcel? Which inputs are my property’s real numbers and which are illustrative placeholders? And what does the cost side include — specifically, does it carry permit renewals, tax handling and a realistic coastal maintenance line?
If a projection cannot answer those four, it is not a projection. It is a sales document.

Because the average would describe no real property. This county contains permitted Malibu beach homes, Torrance commercial-zone units and City of Los Angeles homes that may not host a short stay at all. A single figure across those is arithmetic without meaning, and acting on it would be worse than having no figure.
No, and neither can anyone else honestly. A projection is a model of a plan built on stated assumptions. Its usefulness comes from being able to see and challenge those assumptions, change one and watch what happens. A guaranteed number is a different kind of document.
The coastal maintenance premium, and specifically the replacement cycle on outdoor furnishings and exposed hardware. Salt shortens it. After that, permit and licence renewals and the handling of transient occupancy tax, which is levied by the city or county rather than the state and differs by jurisdiction.
