Ten questions that separate a manager who already knows this county’s jurisdiction map from one who will find out after you sign.

1. Which jurisdiction is my parcel in, and how did you establish that? A good answer names the city or unincorporated county and says how they checked — assessor record, city boundary, zoning map. A poor answer repeats your mailing address back to you.
2. Is my parcel inside the coastal zone? In Manhattan Beach and Hermosa Beach this decides whether a short stay is permitted. A good answer cites the city’s zoning or GIS map. “You’re right by the beach so you’ll be fine” is not an answer.
3. Can this home lawfully host a stay of under 30 days? If the parcel is inside the City of Los Angeles and you do not live there, the answer is no, and you should hear it plainly. If a manager hedges on this, walk.
4. What permits, registrations and licences will this home need, and who files them? Malibu’s STR Rental Permit, a Manhattan Beach or Hermosa Beach business licence, a Torrance Planning Administrative Action, a County registration certificate. Ask who does the work and who carries the renewal date.
5. Who registers and remits transient occupancy tax? It is levied by the city or the county rather than the state, so the route differs by jurisdiction. Ask specifically which body, and when registration has to exist relative to the first booking.
6. What is your plan if my home cannot host short stays? Across most of this county that is the actual situation. A manager who has no answer beyond “then we can’t help” is telling you they only want the easy parcels. A furnished stay of 30 nights or more is a real business here and it needs real operating discipline.
7. How do you handle salt-air maintenance? Ask what they inspect and how often, and whether the schedule changes with distance from the water. Generic quarterly checklists miss the corrosion that actually costs money on this coast.
8. How do you prevent the complaints that reach a permit file? In beach cities a neighbour complaint is a regulatory event, not just a review risk. Ask about parking instructions, quiet hours, waste timing, posted notices and the 24-hour contact Hermosa Beach requires.
9. What exactly is in the listing about parking and beach access? Ask to see language they have used on a comparable home. Vague access claims produce refunds; precise ones produce fewer problems than any upgrade.
10. Show me a projection and tell me which inputs are mine. Every assumption should be labelled as your property’s real number or an illustrative placeholder. If the model cannot be taken apart in front of you, it is a sales document.
Specific, sourced and dated. A manager who knows this market will name the ordinance, say when they last read the city page, and distinguish between what the city states and what they are inferring. They will also be willing to say “I don’t know, I’ll check” about your particular parcel, because parcel-level questions genuinely require checking.
Be wary of three things: a guaranteed occupancy or revenue figure, a claim that a permit problem can be worked around, and any suggestion that an HOA restriction is not really enforceable. All three are warning signs, and in this county the first one is usually built on a county average that describes no real property.

Whether your parcel can lawfully host a stay of under 30 days, and how they established the answer. In this county that question has a real chance of being no, and a manager who will not give you a plain answer before a signature is the wrong manager.
Only if you live in it. City Planning restricts Home-Sharing eligibility to a host's own primary residence, so for a home you do not live in, an assurance that it can be short-term rented inside the City of Los Angeles is not something to be reassured by. Ask them to point at the City page that supports it.
By what it covers rather than by the headline. Ask which permit, licence and tax filings are included, who carries renewal dates, what the maintenance schedule actually is on a coastal home, and what happens when a neighbour complains.
