Mostly facts about the house. Whether the parcel is unincorporated and inside the County's Mountain Region, and whether a permit exists or could. The permitted occupancy, which the County derives from bedrooms verified against Assessor and Building records rather than from how many people could physically sleep there. On-property parking, because the County requires every guest vehicle to park on the property and prohibits street parking entirely, which caps the group size a listing can honestly serve. The access: paved or gravel, shared or private, and who clears it in February. Heating type and condition. Whether a spa or indoor fireplace is present, working and permitted for guest use. Your own dates. And which local outing the home can credibly sell.
Official sources describe the shape of the year rather than its value. Demand concentrates into weekends and holidays, consistent with the Sheriff's description of a resident population of nearly 36,000 swelling past 85,000 at those times. Winter demand follows snow and books late. Summer demand follows Lake Gregory's beach season and the drive up out of the heat below. Spring and fall are quieter and reward flexibility. That shape informs minimum stays, holiday rules and owner-date placement. It does not produce an average daily rate, and any projection that turns a regional pattern into a confident per-night figure for your cabin is guessing.

Some inputs are ours rather than yours, and they are marked. Owner-use weeks before you have chosen them. Winter utility exposure in a house we have not metered. Amenity operating costs across a full year. Turnover frequency in a snow month. The point of labelling is that you can change a number you disagree with and watch the result move, rather than accepting a total you cannot interrogate. Anything we cannot evidence. There is no revenue lift claim, no occupancy benchmark, no comparison against another manager and no allowance for a lake right nobody has confirmed. If the Association membership status for an Arrowhead Woods address has not been verified, the projection does not price lake access, because the Association says membership is required for boating access and its membership page does not address guests at all. A projection built on an unverified amenity is worse than no projection.
Look at the inputs before the total. Check that the occupancy matches what the County would approve rather than what the beds allow. Check that the parking supports the group size. Check which assumptions are labelled illustrative and decide whether you agree with them. Check that the seasonal pattern reflects two peaks and two quiet stretches rather than one flat year. A projection you can argue with is doing its job.
Because it would be wrong for most homes. Projections are built per property from the parcel, the permitted occupancy, the access and your calendar, and discussed in the Owner Portal.

Only if we have the documents. Provide them early so occupancy limits, minimum stays, parking rules and Association membership status are inputs rather than surprises.
