Heat and freeze protection
The one that is not optional
A warm house on a February arrival is the whole review. Between stays, heat is also what stops a pipe splitting in an empty home.
Operating trade-off. Needs monitoring, a documented winter routine and a named person with authority to act at 6am. Casago's smart home platform ties thermostats to the booking calendar so an empty house is not heated as though it were full, and not left cold either.
Worth reviewing when… the home has been vacant over a winter, the heating system is older than the last owner, or nobody can say who checks it.
Parking and winter access
Where the car goes, in writing
Guests arrive by car, often after dark and often in snow. A driveway they can find and use beats almost any interior upgrade.
Operating trade-off. Snow and ice clearance needs a contract or labour behind it, not a paragraph. The City prohibits parking on City streets from midnight to 7:00 a.m., November 1 through April 1, so on-street overflow is not a fallback you can advertise. Checked 2026-09-20.
Worth reviewing when… the listing implies more parking than the driveway holds, or the access road is not City-maintained.
Gear storage and a boot entry
Somewhere for the wet things
Skis, packs, snowshoes and soaked layers have to go somewhere. A defined drop zone protects the floors and reads as competence in photos.
Operating trade-off. Cheap to add, but it changes the cleaning standard. Describe honestly what the home can take, then build turnovers around that promise rather than around a hopeful listing line.
Worth reviewing when… you are seeing repeat damage to entry flooring, or reviews mention nowhere to dry anything.
Hot tub or outdoor soak
Strong draw, real overhead
In a cold-weather market an outdoor soak is one of the few features guests will filter for. It also photographs well against snow.
Operating trade-off. Water chemistry, scheduled service, cover condition, safety rules, freeze risk and a possible HOA or insurance question. This is the feature most likely to fail the break-even test once the service schedule is honest.
Worth reviewing when… service visits are slipping, or the unit is old enough that winter downtime is likely.
Fireplace, stove and outdoor fire
Two very different things
An interior fireplace or stove is a comfort feature guests remember. An outdoor fire pit is a seasonal liability that the City now regulates directly.
Operating trade-off. Interior: inspection, sweeping, fuel supply, clear guest instructions. Exterior: during Stage 2 or higher fire restrictions the City requires owners to remove, disable or securely lock any fire pit, open-flame barbecue or grill, with gas and pellet appliances that have a functional on/off switch exempt. Exterior lighting
Bright enough, shielded properly
Arrival lighting matters in a town where guests reach the door after dark in winter. It is also the amenity most likely to annoy a neighbour.
Operating trade-off. The City's own guidance asks owners to keep exterior lighting properly shielded to prevent light trespass onto neighbouring properties and to comply with Flagstaff's Dark Sky Ordinance, and added outdoor lighting standards to the laws owners must follow. Get the fixtures right once rather than arguing about them later. Checked 2026-09-20.
Worth reviewing when… fixtures are unshielded, on all night, or aimed past the property line.
