Smoke alarms outside each sleeping area, inside each bedroom and on every floor, plus carbon monoxide alarms.
A 2-A:10-B:C fire extinguisher, serviced and tagged at least once a year.
Two separate exits, kept clear of furniture, snow and ice.
Exterior lighting shielded under the Dark Sky ordinance.

What earns the booking

Heating that holds a snow night, checked before the season.
A dry entry with hooks, a bench and somewhere for wet boots.
Off-street parking, since street parking is banned overnight from November 1 to April 1.
A covered deck for summer evenings in the low 80s.

Choose gas over open flame. At Stage 2 fire restrictions, fire pits and open-flame grills must be removed, disabled or locked. Gas and pellet appliances are exempt, so they keep working in a dry summer.

The casita and the hot tub.

A casita built with a certificate of occupancy from September 14, 2024 on can only be a short-term rental if the owner lives on the property. A hot tub is the costliest amenity to run in snow country: heating, chemistry, covers and guest instructions. Run the break-even worksheet before you buy.
