The features that change how a Flagstaff stay feels, the ones that quietly cost the most to run, and a way of telling them apart before you spend anything.

These are not features so much as conditions of trading. Discover Flagstaff reports an average 108 inches of snowfall downtown, and a guest who arrives to a cold house or an unreachable driveway will write about it regardless of how good the kitchen is.
An outdoor soak. In a cold-weather market this is one of the few features guests actively filter for, and it photographs well against snow. It is also the feature most likely to fail an honest break-even test once you add water chemistry, scheduled service, cover condition, freeze risk, safety rules and a possible HOA or insurance question. Worth having if you will fund the service properly; worth skipping if you will not.
An interior fireplace or wood stove. A real comfort feature in a market where the evening drops even in summer. It brings inspection, sweeping, a fuel supply and clear guest instructions. Note that this is a different thing from an outdoor fire pit, which the City now regulates directly.
Sleeping capacity that matches the trip. Snow trips and summer escapes both skew to groups. Bunk arrangements, a second bathroom and a real dining table often do more than a design upgrade, because they change which searches the home appears in.

An outdoor fire pit or grill. Attractive in photos, and a seasonal obligation in practice. During Stage 2 or higher fire restrictions the City requires owners to remove, disable or securely lock any fire pit, open-flame barbecue or grill, with gas and pellet appliances that have a functional on/off switch exempt, restorable at Stage 1 or Stage 0. If you have one, somebody has to be tracking the stage and keeping the listing and house rules in step.
Exterior lighting. Arrival lighting matters in a town where guests reach the door after dark for months of the year. The City asks owners to keep exterior lighting properly shielded to prevent light trespass onto neighbouring properties and to comply with Flagstaff's Dark Sky Ordinance, and added outdoor lighting standards to the laws owners must follow. Air conditioning capacity is usually the wrong thing to optimise here. Discover Flagstaff puts average summer temperatures in the low 80s, so shade, cross-ventilation, ceiling fans and good window screens generally carry the summer. Spend the money on heat instead. Likewise, a swimming pool is a desert amenity with a very different return profile at altitude, and the seasonal service question should be answered before, not after.
