A projection is an argument made out of assumptions. This page shows which assumptions matter most on this market, and the questions that separate a considered estimate from a hopeful one.

This sounds obvious and it is the step most often skipped. On this market a projection can be worth nothing because the home cannot be operated. The City of Pismo Beach states that effective November 7, 2023, new short-term rental licences are not being issued per Ordinance O-2023-006. The City of Paso Robles reports non-hosted permits at capacity with a waiting list. The City of San Luis Obispo states that non-owner-occupied vacation rentals are prohibited. In unincorporated county areas the coastal clearance carries a location standard, including a required distance to another vacation rental, so a neighbour's approval can rule your parcel out.
An estimate produced before that question is answered is not a projection. It is a guess dressed as arithmetic. Work through regulation watch first.
Two homes 40 minutes apart sit on different seasonal patterns here. On the coast the marine layer keeps summer cool, and California State Parks notes that summer days at Montana de Oro are often 30 degrees cooler than inland areas. Autumn tends to bring the clearest coastal weather, and Pismo Beach's visitor site lists dated events in that window including the Clam Festival on October 17 and 18. Inland, the Paso Robles Wine Country Alliance names September California Wine Month and October Harvest Wine Month.
Cal Poly's registrar also publishes fixed dates that matter within an easy drive of San Luis Obispo, including fall classes beginning August 24, fall finals December 14 to 18 and commencement May 21 to 23. A projection that applies one flat seasonality curve to the whole region will be wrong in both directions.
Owner use is not a rounding error. If you intend to take two weeks in August and a fortnight around harvest, those are the nights a projection most wants to sell. Map them before you look at any number, so the estimate covers the calendar you will actually release. The owner-use worksheet lays out the capacity question with every assumption visible.
Two inputs drive the top line: how many nights the home is realistically available and booked, and what it can hold per night. Both depend on things a spreadsheet cannot see from a distance: the true walking distance to the sand, whether parking fits on the lot, how many people the home sleeps comfortably rather than maximally, the condition of the exterior, and the strength of the listing photography. In unincorporated county areas occupancy is also capped by rule, at no more than two persons per bedroom plus two additional persons and consistent with the on-site parking requirement.
Minimum stays cut both ways in a drive market. A two-night minimum protects turn cost and may cost mid-week nights. That is a decision for your address, not a regional default.
The line that most often gets thinned out is operating cost. On this coast, budget for salt and grit wear on hardware and outdoor fabric, sand control on every turn, damp and ventilation management, drainage and exterior finish care, and heating between stays in a house that would otherwise sit cold. Inland, budget for cooling, shade, dust and a dining and glassware inventory that gets used properly.
Then add the compliance costs: a 24-hour local contact, the licence renewal cycle, and the transient occupancy tax you register and pay locally rather than through the state. Skipping these does not make them disappear; it just moves the surprise to month four.
A projection that cannot survive those five questions should not decide a purchase. The amenity break-even worksheet uses the same discipline for a single upgrade, and market pulse sets out the seasonal pattern without publishing any figures.

Because a regional average would mislead you about your own home. Permitted use, location, parking, condition, layout and your own calendar change the answer entirely, and on this market two homes 20 minutes apart can sit under different authorities with different limits. As nights removed before anything else is calculated, not as a deduction at the end. Decide which weeks you want, including the ones a projection would most like to sell such as August on the coast or October inland, then build the estimate on what is left.
