Somewhere to rinse wet gear, a warm room when the fog holds, and parking that fits on the lot. Two of those are not preferences at all in unincorporated county areas: they are conditions.

A coastal stay here runs the opposite way to most beach markets. Mornings are often grey. California State Parks notes that summer days at Montana de Oro are frequently 30 degrees cooler than inland areas and advises visitors to dress in layers near the ocean. Guests go out to the sand, the pier, the dunes or the surf, come back damp and sandy in the early afternoon, and then want somewhere warm to sit.
Inland the day inverts. A Paso Robles guest is out among what Travel Paso describes as seven wine trails and more than 20 downtown tasting rooms, and comes home wanting shade, a cool room and a table big enough for everyone. Design for the return, not for the photograph of the departure.

In unincorporated county areas, including Avila Beach and Cayucos, the County's coastal vacation rental guide states that all parking associated with a residential vacation rental shall be entirely on site, in the garage, driveway or otherwise out of the roadway, and that tenants shall not use on-street parking at any time. It also ties maximum occupancy to that parking requirement and to no more than two persons per bedroom plus two additional persons.
The second is the local contact. The same guide requires certification that local property management services are available 24 hours a day to respond to tenant and neighbourhood concerns, with the contact notified to the Planning and Building Department, the Sheriff's Office, the local fire agency and every property owner within 200 feet. Neither of those is optional, and both carry a real cost that belongs in the operating budget from day one.
This is the highest-value coastal fixture and it rarely appears in a glossy listing. An outdoor rinse point, hooks, a drying rail, durable mats and somewhere to put sandy gear decide whether sand stops at the door or travels through the house. It buys back cleaning time on every turn in July.
Against that, plan for water use, drainage, exterior finish care, consumables and a cleaning standard someone enforces. Check any outdoor plumbing work against your permit conditions and your private governing documents before you commit.
A reliable heat source, dry bedding and a comfortable indoor space are worth more on this coast than air conditioning. Damp is the quiet problem: a house that sits cold and closed between stays develops issues that cost more than the heating would have. Ventilation, a dehumidifier where warranted, and heat between bookings protect furnishings you already own. On the coast that means shelter from wind rather than an exposed deck. Inland it means shade, because the Paso Robles Wine Country Alliance describes a greater day-to-night temperature swing than other California wine regions and the evening is when the space gets used. In both settings the recurring costs are furniture, covers, cushions, lighting and cleaning, and outdoor use has to stay inside the noise and neighbour conditions your permit assumes. The County applies its noise standards with a threshold related to noise audible from 50 feet beyond the property lines.
Inland, the dining setup does the work a beach-return station does on the coast. A table everyone fits around, glassware that survives, and a kitchen that can handle a real meal. More place settings mean more breakage, more inventory time and slower turns, so size the package to the home's actual storage rather than to an aspiration.

Whatever would ruin a stay if it failed in January. In practice that is heat and dryness, then the entry setup that keeps sand out. Both are cheap to neglect and expensive to recover from, because damp damages furnishings and sand turns every changeover into a longer clean.
