Heat, wind and a County ordinance decide which features are worth buying here. Two of the most important are requirements rather than upgrades.

Nothing else the home does well survives a hot arrival. A documented HVAC plan, a pre-arrival check and a same-day response route matter more here than any decorative upgrade. A wine-country stay happens outdoors, in the morning and after sunset. Shade over a table is what makes those hours usable. The complication is wind: the official visitor page explains that balloon flights run at sunrise only because of afternoon and evening winds. That is a useful piece of local knowledge to apply to patio furniture. Umbrellas and light chairs need a securing routine between stays and a replacement budget, not just a photograph taken on a calm morning.
A pool is the feature warm-weather guests filter for, and it is the most expensive thing on the list to keep safe and serviced. Water care, heating, barriers, safety equipment, inspections, repairs, insurance direction, guest instructions and downtime all recur every year. It is an operating commitment. Price the whole obligation before deciding, and run it against the nights you would need to add to cover it.

In unincorporated Riverside County, Ordinance No. 927.2 requires adequate on-site parking for the maximum approved occupants and states that off-site parking is not permitted for short term rentals. The ordinance requires a Noise Monitor to be installed and kept in continuous operation on the exterior of a short term rental property. Quiet hours run from 10 p.m. to 7 a.m. under County Ordinance 847, loud or unruly gatherings fall under Ordinance 924, and outdoor amplified sound must comply with Ordinance 847. Treat the monitor as part of the property's equipment list and its maintenance schedule.
Event infrastructure. Amplified sound systems, oversized seating, ceremony equipment and overflow parking are venue features, and the home is lodging. The official wedding pages name barrel rooms, ballrooms, vineyards and inns as the venues for a reason. Buying party infrastructure invites the exact use the County ordinance treats separately, and it does not make the home more bookable to the guests who actually stay.
Price the whole annual obligation rather than the purchase. Check the rule before the catalogue, because parking, outdoor fire, lighting and noise monitoring are governed in unincorporated areas and private documents may restrict them further. Then run the break-even with your own service quotes rather than an illustration.
