This is the cheapest thing on the list and the one guests notice most. Hooks, a bench, a boot tray, a shelf for water bottles and a washable floor. Guests come back from a morning on the trails with red dust on everything, and the difference between a home that expects that and one that does not shows up in both reviews and cleaning cost.
The commitment is small but real: washable finishes, an exterior rinse point where drainage allows, and supplies that get restocked. Watch freeze exposure and water use on anything outdoors.

Summer pushes activity to early morning and late afternoon, which means guests are at the house in the middle of the day. A shaded seat that is usable at four in the afternoon, ceiling fans, and a cooling system that is serviced before the season rather than during it are what carry those weeks.
The operating side is capital cost, upkeep and replacement, plus any building or HOA review a shade structure needs. Reservation-aware climate control stops an empty house running all day between stays.
After a long walk, a well-presented bath, soaking tub or spa is a strong close to the day, and it serves the restorative side of the market as well as the active one. For an owner this is practical rather than abstract: shielded, warm, downward-aimed fixtures get a guest from the car to the door after dark without washing out the sky the guest came for. Confirm current City lighting requirements and any HOA standard before replacing fixtures.
The Sedona Shuttle runs free parking and free rides to five popular trailheads, year-round Thursday through Sunday with no reservations, and daily during spring break and some holidays. A guest who learns that at 7 a.m. from your guide has a better morning than one who discovers a full trailhead lot. Add parking notes, quiet hours and a link to current official trail conditions rather than a static claim.
Blackout coverings in bedrooms, because the light arrives early. A washer and dryer guests can use without asking, which matters after a dusty day. A kitchen equipped for a real dinner, since not every evening is a restaurant evening. Enough hooks and surfaces near the door that gear does not migrate to the sofa. A path from the parking spot to the door that is lit and obvious. None of these is a headline feature, all of them are cheap compared with a spa, and each shows up in reviews when it is missing.
Name the guest it serves, cost the whole life of it, and check what binds it: building requirements, HOA or deed language and the permit conditions for your parcel.
