Scottsdale · Owner guide
How Casago manages a Scottsdale vacation rental through revenue management, marketing the home and maintenance, decided at the property level rather than by regional averages.

Scottsdale's demand is not a smooth curve. Official sources describe winter and spring as the season for golf, Old Town and outdoor trips, spring training and a City-funded event calendar add dated peaks, and the City's own Preserve guidance describes near-daily triple-digit heat from May to about September. Pricing has to follow that shape for the specific home: what it can charge for an event week, when a longer minimum stay makes sense, when a gap night should be held for a longer booking, and which weeks are yours. Owner dates are set with you and protected on the calendar. We do not publish occupancy or rate figures on this site because they are property-specific; the conversation about your home happens in the Owner Portal.
A regional listing template flattens the thing that makes a home bookable. An Old Town address with walkable dining, a golf-trip layout with club storage and a garage, a quiet north Scottsdale pool with mountain views: each of those is a different guest and a different set of photographs. We build the listing around the confirmed strengths, describe only what the address and route actually support, and distribute across the major channels plus a direct channel. The AdVantage marketing program adds property-level demand work where a home warrants it.

Heat is the operating fact of a Scottsdale home. HVAC is checked before the season and before arrivals. Pool and spa readiness is confirmed rather than assumed, and the City's pool-barrier requirements for short-term rentals are part of the checklist. Casago's smart home platform ties thermostats, locks and pool equipment to the reservation calendar so an empty house is not cooled all day and a late-arriving golf group does not wait for a key. The preventative maintenance program puts the seasonal work on a schedule, with approvals routed to you. The 360 Service Bundle page lists what each program includes and what changes; nothing is added to your home without confirming it fits.
Property-level management only works if you can see it. Owner statements show what was charged, what was spent and why. Anything outside the agreed routine is routed to you for approval before it happens, whether that is a pool heater repair in January or a shade structure before summer. Your calendar shows your own dates, guest stays and cleaning buffers side by side. Smart-home visibility follows the same rule: you can see thermostat, lock and pool status for your home, guests get access that follows their reservation, and nothing records audio. The shared guide on owner visibility through calendar, statements and controls describes the standard we hold to in every market, and the Scottsdale team applies it to the specific home. If a report does not answer the question you had, that is a gap in the report, not in your understanding, and it should be fixed.
Scottsdale has one destination name and several very different submarkets, layered with City, County, State and private rules. A plan that starts with the average misses both the opportunity and the constraint. Starting with the address means the guest promise is one the home can keep, the rules are the ones that actually bind it, and the cost of care is the real cost. The owner playbook shows the questions we work through.
Yes. Owner dates are set with you and protected. The owner-use worksheet in Owner Tools shows how personal stays, cleaning buffers and seasonal demand interact.
No. Base management runs the fundamentals. Programs are confirmed for your property individually, with what is included stated on the 360 Service Bundle pages.
