What belongs in a transparent financial conversation?
An owner should be able to see how lodging revenue, fees, operating costs, program charges, credits, and pass-through items are treated. This illustrative monthly layout shows the questions, not a real owner statement or a promise of proceeds.
Illustrative monthly layout: a worksheet, not a financial statement
Every figure below is illustrative. The amounts were chosen to make the arithmetic easy to follow; they are not drawn from any property, market or agreement, and they are not Casago's fee terms. Fee terms for your home are discussed in the Owner Portal.
| Example line item | Illustrative amount | Why it should be visible |
|---|---|---|
| Lodging revenue | Illustrative $8,400 | Guest lodging charges in the statement period; definitions and tax treatment need to match the agreement. |
| Less: management commission | Illustrative ($2,100) | An illustrative commission applied to the modeled lodging revenue only. Commission terms for your home are discussed in the Owner Portal. |
| Less: channel / distribution cost | Illustrative ($336) | An illustrative variable cost; actual channel, merchant, and payment fees vary by agreement and booking source. |
| Less: cleaning & turnover | Illustrative ($620) | Example operating cost; this may be guest-paid, owner-paid, pass-through, or handled differently under an actual agreement. |
| Less: utilities | Illustrative ($300) | Example property cost for the period before any documented cost avoidance. |
| Less: maintenance | Illustrative ($185) | Example routine maintenance cost, not capital work, emergency recovery, or an approval estimate. |
| Less: insurance, taxes & fixed costs | Illustrative ($383) | Example allocation for discussion; property, jurisdiction, and accounting treatment vary. |
| Illustrative operating proceeds | Illustrative $4,476 | A conversation starting point, not a promise, owner statement, tax document, or estimate of income. |
Questions to ask
- Which fees are commissionable and which are pass-through?
- Who pays cleaning, channel, merchant, utilities, and program charges?
- How are maintenance approvals, labor, parts, credits, and emergency work documented?
- How do taxes, refunds, cancellations, and security deposits appear?
- Which costs are recurring, which are variable, and which are excluded from a revenue comparison?
Use numbers to clarify, not to overpromise
Bring actual records and proposal terms into the review. When two proposals are shown on the same illustrative layout, the differences in scope and treatment become visible before any percentage does. The guide on what to compare in management fees gives the worksheet, and how a projection should be built explains the assumptions that feed the top line. The Phoenix property plan worksheet is an educational preview for organizing your own inputs.
