Guests notice indoor comfort immediately. During the hotter months, dependable air conditioning is the property promise; everything else in the listing is read after the guest has decided the house is comfortable. A reservation-aware control lets the home be cooled before an arrival rather than after a complaint, and lets it be set back once the home is empty.
That pre-arrival window matters more in Phoenix than in most markets. A house that has been closed up through an afternoon in July does not reach a comfortable temperature quickly, and a guest arriving into a hot living room forms an opinion that the rest of the stay has to work against.
