The pool and the cooling system are the product. Everything else supports them, and two of the features below are compliance items as well as comforts.

A Palm Springs stay has a rhythm. Mornings go to the canyons, the Aerial Tramway or downtown. Visit Palm Springs describes Indian Canyons as home to one of the largest California fan palm oases in the world, Tahquitz Canyon as a short trail to a seasonal 60-foot waterfall, and the Tramway as a climb of nearly 6,000 feet into Mt. San Jacinto State Park where it is often 30 degrees cooler than downtown. Afternoons come back to the property. Evenings move to the patio.
Amenities earn their keep by making those three moments work. The one most often neglected is the middle.
Pool condition is the clearest example. The City's certificate page lists a Pool Certification Form and a Rental Certificate Safety Inspection Form among the documents that accompany an application, so the pool sits in the compliance file as well as the listing. Budget for service visits, heating, water, equipment repair and barrier upkeep, and keep the safety documentation current rather than rediscovering it at renewal.
Quiet outdoor living is the second. The City's good-neighbor material states that no outside amplified noise is allowed at any vacation rental or homeshare while it is being rented, and that music must be fully contained within the property and cannot be observed at the property line. Spending on outdoor speakers works against the rule. Spending on soft lighting, screening and a clear pre-arrival briefing works with it.

Cooling is the amenity nobody photographs and everybody notices. A failure in July is a refund conversation rather than a maintenance ticket, so system age, a documented pre-arrival check and an after-hours contact matter more than any feature you could add. Shade extends the usable hours at both ends of the day and makes the indoor-outdoor character of the home legible in photographs, which is what design-led guests are shopping for. A genuine indoor retreat, with a comfortable place to sit that is not the bedroom, carries the hottest part of the afternoon.
The City sets both the total vehicles allowed and the overnight occupancy limit by the number of bedrooms at the property, with two children aged 12 or under permitted in addition to the listed total. That means converting a den into a sleeping space changes the group size you can advertise and the parking pressure on the street at the same time. Document the real driveway and kerb situation before you change the listing.
Modernism Week runs architecture tours seasonally from October through May, and its programme includes home and walking tours in neighborhoods such as Twin Palms. Guests arrive with a trained eye. A genuine midcentury frame is worth photographing properly and worth furnishing carefully. A loose stylistic reference is not, and overclaiming it produces the kind of review that costs more than the furniture saved.
First, what recurring work does this create every month it exists, including service, utilities, replacement reserve and guest-support time? Second, will you use it yourself, and how often? Third, what does the arithmetic look like when you put those side by side? Run the last one through the amenity break-even worksheet, which shows every assumption on screen so you can argue with it. Map your own weeks first in the owner-use worksheet. Both are planning aids rather than projections, and neither is a quote.

Whichever one would ruin a stay if it failed in July. In practice that is cooling, then the pool. Both are also the features guests notice fastest, and pool condition appears in the City's own certificate documents rather than only in your listing, so it carries an obligation as well as an expectation.
It depends on the house and on your own use, and this page will not pretend otherwise. Add the heating, service and safety costs to one side, your own use and the guest story to the other, and run it through the amenity break-even worksheet. Also check the noise rule: the City requires music to be fully contained and not observable at the property line, and a late-evening spa can draw exactly the kind of gathering that tests it.
It does if it changes what the home can credibly offer, and design-led guests here are unusually well informed. Only claim the architecture the house actually has.
