Five amenities that remove friction on a salt-air coast, what each one costs to keep running, and the permissions to clear before you install anything.

In Newport Beach, Laguna Beach and the older coastal streets of South County, parking decides whether an arrival is calm or hostile, and it decides whether the neighbours complain. City permit conditions frequently set vehicle limits, and associations restrict guest parking independently. Put a number in the listing, say where the spaces are, and say what happens to a third car. It costs nothing and it prevents the most common complaint in the market.
A hose or rinse station, a rack for boards and a defined spot for chairs and towels keeps sand out of the house and cuts turnover damage. It is a maintenance saving disguised as a guest feature. Check the association rules and any local water requirements before you plumb anything permanent, and specify for salt: corrosion is the reason coastal fixtures get replaced early.
Some share of guests here will work from the home, whether the trip is a convention stay in Anaheim or a longer coastal week. Test the speed and quote what you measured, not what the plan promises. In a shared building, check what may actually be installed before you commit to a number in the listing.

Detectors, extinguishers, pool barriers where applicable and posted notices are part of the product, not an afterthought.
Every amenity carries installation, cleaning, inspection, utility, insurance, repair and replacement cost, and on a salt-air coast the replacement interval is shorter than the brochure assumes. If it moves none of them, it is decoration.
