The amenity that does not look like one. Grade, turning space, snow storage, a lit path and a realistic drive time decide whether a winter stay starts well. It is also a rules question: the County requires every vehicle belonging to occupants or their guests to park on the property, allows garage, carport, driveway and tandem spaces, prohibits street and off-site parking at any time, and requires parking areas to be kept free of obstructions including excessive amounts of snow. Advertise a group size the parking can actually hold.
The first thing a winter guest notices and the thing that protects the house when nobody is there. Service records, a pre-arrival warm-up, protected pipes and hose bibs, and a thermostat guests cannot fight with. The County requires carbon monoxide detectors on each floor near sleeping rooms and in any room with a fireplace or wall heater, plus five-pound fire extinguishers on each floor and smoke detectors in every sleeping room. Casago's smart home platform ties climate to the reservation calendar so the house is never left cold and empty by accident.

Memorable at the end of a cold day, and the amenity most likely to produce both a five-star review and a claim. Water chemistry between stays, cover condition, freeze protection, safe access on ice, privacy, insurance and written rules all come with it. The County requires spas and hot tubs to be covered and locked when not in use, so the cover is a compliance item. Price the service visits across a full winter before you price the purchase, and read the governing documents first.
For many guests the indoor fire is the reason to book a cabin rather than a hotel room. The County requires safety screens and spark arresters, an outdoor ash receptacle of at least five gallons with a lid, and clearances around fireplace openings and floor heaters. Outdoors the answer is settled: in the Mountain Region, solid-fuel outdoor fireplaces, chimineas, barbecues and fire pits are prohibited. Do not photograph one, do not list one, and remove any that a previous owner installed.
Snow, trails and the Lake Gregory dog park all come back through the front door wet. A bench, hooks, a boot tray, pet towels and a drying spot cost very little and land on every review after a wet day. If you take dogs, describe the day accurately: Lake Gregory has a dog park and allows leashed dogs on trails, but excludes dogs from the beach, from events and from gated areas except certified service animals. County standards also require animals to be licensed, restrained and kept within the property boundaries except on a public right-of-way.
The one amenity here that cannot be bought and is most often implied. The Arrowhead Lake Association says owners in Arrowhead Woods are eligible for membership except Lakewood tracts A and B, that membership is required for boating access, and its membership page does not mention renters, guests or tenants. Treat lake use as an owner-qualification question. Before adding anything larger, name the guest it serves, price the whole year with the break-even worksheet and check the rules on the amenity intelligence page.
It is memorable in the cold and expensive in the cold. Price water care, freeze protection and cover replacement across a full year, confirm insurance and your governing documents, and remember the County requires spas to be covered and locked when not in use.
