What to ask before choosing a Lake Arrowhead, Crestline or Twin Peaks vacation rental manager: freeze response, snow access, County compliance, your calendar and the handover.

At this altitude a heating failure is a burst-pipe problem, not a comfort problem, and it usually happens when the house is empty. Ask who answers at nine on a Saturday evening, how quickly a person can physically reach the house in snow, and what the guest is told meanwhile. Ask what happens between stays: whether the thermostat follows the reservation calendar, how pipes and hose bibs are protected, and who clears the drive before an arrival. The County already sets a floor here, requiring the owner or agent to be reachable by phone 24 hours a day, able to make contact within 30 minutes and physically present within one hour. A manager without people nearby cannot meet that, and will be vague when you ask.
A surprising number of managers will answer a Lake Arrowhead question with a city ordinance. There is no city. Ask them to name the authority for your parcel, and listen for San Bernardino County, the Mountain Region and a 30-consecutive-day threshold. Then ask the follow-ups: how many permits your parcel and you personally can hold, who files the transient occupancy tax, how the annual renewal is diarised, what happens to the permit when the property sells, and where you can see the status. Ask whether they know that outdoor fire pits are prohibited in the Mountain Region, because that answer tells you whether they have read the standards or skimmed a summary.

Ask what happens when a guest calls from the bottom of an unplowed driveway. Who clears it, on what trigger, and what the route notes say. Ask how the home is lit for a dark arrival and how that squares with the County requirement that outdoor lighting be shielded, aimed down and extinguished by 11 p.m. Ask how access codes are issued and what the fallback is when a battery dies in the cold. County snow guidance separates a passable road from an open or clear one and prioritises primary roads during large storms, so ask how guests are told which one they are driving on.
This is the market-specific integrity test. Lake Arrowhead is private. The Association says residential property owners in Arrowhead Woods are eligible for membership except Lakewood tracts A and B, that membership is required for boating access, and its membership page does not address renters or guests. A manager who is relaxed about implying lake access in a listing is telling you how they will handle every other claim about your home.
Your dates should be set with you and protected, not requested. Statements should show what was charged, what was spent and why, with approvals routed to you for anything beyond the agreed routine. Ask how confirmed reservations are honoured, how guest communication changes over, how access devices are re-provisioned, and who notifies the County of a change of property manager, since the County requires current information to be filed on a change of agent and charges a notification fee for it.
