Heat, sky and parking. Three local realities that reorder the usual amenity list, and a method for deciding the rest one property at a time.

Most amenity advice is written for markets where the weather is a backdrop. Here it is the brief. Visit California notes summer temperatures can enter triple-digit territory while winter can drop into the high 30s, and the Park Service warns that summer extreme heat poses a very serious safety risk. That single fact promotes mechanical performance above everything decorative.
One system, two jobs, across a 60-degree annual swing. What matters is capacity under load, a documented service history, and a named same-day plan for a failure. Test it in August, not in April. An HVAC failure on a triple-digit afternoon is a safety event and it will be reviewed as one.
Guests come back from a park day wanting somewhere outside that is not punishing. A modest shaded seating area does more than an elaborate one, and survives better. Budget for furniture that degrades in sun and wind, keep fire features and amplified sound out of the promise, and remember that County rules prohibit commercial gatherings outright.
Chapter 84.28 requires all occupant and guest vehicles to park on the property, prohibits parking on neighbouring land or on public or private roads, and limits permitted occupancy by approved on-site parking capacity. Twentynine Palms says overnight vehicles must never exceed available on-site spaces. A properly laid-out drive can be the difference between advertising six guests and advertising four.
This is the one owners get backwards. The Park Service describes Joshua Tree as having one of the darkest night skies in southern California and it holds Silver Tier International Dark Sky Park designation, awarded at a ceremony in August 2017. It also names light pollution from Los Angeles, Las Vegas and the Coachella Valley as what keeps it from a higher tier, and asks neighbouring communities to choose warm colours, moderate levels, fully shielded fixtures that shine down rather than up or out, and motion detectors. Safe arrival lighting and a dark yard are compatible. A floodlit yard is a downgrade to the product.
The Park Service notes there are no gas stations, restaurants, grocery stores or hotels inside the park and no water in its interior. Guests shop before they go in. Storage, a decent fridge, water containers and somewhere to pack a cool box are quietly high-value here in a way they are not in a market with restaurants on the corner.
Present the service you have measured at the property, not the plan you bought. Then back it with directions and safety information that work when the signal dies, because the Park Service says cell reception in the park is very limited.
A pool or spa broadens who the home suits, and it carries inspection, safety, water, energy, chemical and service-response obligations every week of the year. Elaborate landscaping, fire features and outdoor kitchens all raise maintenance and neighbour exposure. None of these is wrong; all of them should be justified by an observed problem with this property and run through the break-even worksheet before a scope is approved. And check the rules before you build: in Twentynine Palms unpermitted alterations will delay a VHR approval, because building permits must be signed off before the safety inspection.
Proven cooling first, for safety and for reviews. Then parking, because in unincorporated County territory approved on-site parking capacity limits your permitted occupancy, so a properly laid-out drive can change how many guests you may lawfully advertise.
