Late fall to spring

The outdoor home

A heated pool and spa for golf and tennis guests coming off the course.
Patio heaters and shade that turns an evening into a reason to book.
Arrival and path lighting for late arrivals after dinner on El Paseo.
Club and racquet storage near the door, and room in the garage.
A workspace for longer winter stays, which in Indian Wells are the default.

Summer

The indoor home with a pool break

Cooling that keeps up, ideally with a second zone for the bedrooms.
Blackout treatment in the bedrooms.
Ceiling fans and window shading on the hot side of the house.
A pool kept cool and clean, with chemistry checked through the heat.
Fast service when something fails, because summer guests notice first.

Check before you buy

The rules that decide what an amenity is worth.

Rule	Where	Why it matters for amenities
Two overnight guests per bedroom	Palm Desert	Adding a bunk room does not add guests unless it is a bedroom. Count bedrooms before you furnish for a bigger group.
29-night minimum	Indian Wells, new licenses	Monthly guests want a real kitchen, laundry and a desk more than a game room.
HOA and country-club rules	Many communities	Architectural controls can govern shade structures, exterior lighting, landscaping and pool equipment, and some limit guest use of shared amenities.
No event use	Riverside County, unincorporated areas	Weddings, concerts and festivals need their own permit, so an amenity built for events will not earn as one.
