Visit Tucson puts July at 101°F and NWS Tucson names extreme heat the deadliest weather hazard in the region. Ask who answers when the air conditioning fails at four on a Saturday, how quickly a technician reaches the home, and what the guest is told in the meantime. Ask whether thermostats and pool equipment follow the reservation calendar or run all week. A manager without a local operating team will be vague here.
NWS Tucson defines June 15 to September 30 as the monsoon and describes gusts that almost always exceed 40 mph and can exceed 100 mph, dust storms that cut visibility to near zero in seconds, flash flooding and outages that can outlast the storm. Ask what is done before mid-June each year: furniture secured or stowed, drainage cleared, exterior lighting checked, a written guest storm-and-outage message with a named after-hours contact. Ask what happened at their homes during the last bad storm week.
This is the Tucson-specific test. A Catalina Foothills or Tanque Verde address is frequently unincorporated Pima County; a home to the north may be in Oro Valley, which registers every short-term and vacation rental under Ordinance No. (O)23-01; one to the northwest may be in Marana, which licenses through Finance. Ask the candidate how they establish the parcel, what they file, what you file, how renewals and the 24-hour contact requirement are tracked, and where you can see the status. A manager who answers “Tucson” without checking the parcel has told you something.

A pool is the amenity most likely to produce both a great review and a serious claim. Ask how barriers and gate hardware are checked, how chemistry and heating are managed between stays in a market where the water is warm for much of the year, who decides when a spa is turned off, and how the requirements of your specific authority and HOA are confirmed. Ask what the guest is told about supervision.
Your dates should be set with you and protected, not requested. Statements should show what was charged, what was spent and why, with approvals routed to you for anything beyond the agreed routine. If you are switching, bookings are already on the calendar and guests already have instructions. Ask how confirmed reservations are honored, how guest communication changes over, how access codes and smart devices are re-provisioned, who holds the tax records and the Assessor registration, and what the first 30 days look like. Where an authority requires it, the named 24-hour emergency contact and the neighbor notification are not paperwork; they are the thing that keeps the license. Ask who the named contact is, how quickly a noise or parking complaint is answered at night, what the house rules say about occupancy and gatherings, and how guests are screened before a code is issued. Oro Valley's page prohibits non-residential uses including event centers, and a manager who treats neighbors as part of the operation is protecting your ability to keep operating.
