Tucson has no City rental permit, which makes it easy to assume there is little to manage. There is: state, city and county filings, and since March 2026 a new City tax rate on every direct booking.

The filings

Six things a Tucson manager should name.

From the Arizona Department of Revenue and the Town and County pages. Ask any manager, including us, who does each one.

  1. Arizona TPT license

    Required for stays under 30 days, separate from any city license. Ask: whose name is it in, and who files the returns?

  2. The 10% City rate

    The City of Tucson's short-term rental rate took effect March 1, 2026. Ask: are my direct bookings taxed at it?

  3. Platform deductions

    Income a platform already taxed is deducted on the return with code 775. Ask: how do you keep it from being taxed twice?

  4. County Assessor registration

    Every Arizona county requires residential rentals to be registered with the Assessor. Ask: is mine registered?

  5. Oro Valley or Marana

    Oro Valley's permit needs a 24-hour contact and a neighbor notice displayed at the home. Marana adds $10 if the renewal is more than 15 days late. Ask: when is mine due?

  6. Changes within 10 days

    Marana wants changes to the license reported within 10 days. Ask: who tells the Town when the contact changes?

Where a town has a permit, penalties are set by Arizona

Arizona law lets cities and towns with a permit program fine verified violations at $500, $1,000 and $3,500 within a year and suspend a permit for up to 12 months. Ask a manager how they keep a home off that list.

Choosing a manager in Tucson

What is the City of Tucson's short-term rental tax rate?

10%, effective March 1, 2026, under Ordinance 12215, according to the Arizona Department of Revenue's Tucson city profile.

Do I need a County registration?

Yes. ADOR notes that all Arizona counties require residential rental properties to be registered with the County Assessor.

What happens if a Marana renewal is late?

Marana adds a $10 late fee if the $40 renewal is paid more than 15 days after the expiration date.
