The National Weather Service defines Tucson's monsoon as June 15 to September 30. It brings the hardest weeks of the year for a rental home, and the busiest weeks for whoever manages it.

Before June 15
Prepare
Cooling and pool equipment serviced. Outdoor furniture, umbrellas and shade sails secured, because thunderstorm gusts in Arizona almost always exceed 40 mph and can pass 100.
June to September
Run
Guests are told what a dust storm warning means and to stay put when visibility drops to a quarter mile. Excessive heat is Arizona's number-one weather killer, so the house guide says when to be outside.
After each storm
Check
Power and communications outages can last longer than the storm. The home is checked for roof, drainage and debris, and guests hear from us before they have to call.
The rest of the year
Marketing for the seasons that sell.
- Winter highs in the mid-60s bring long stays from colder states. Listings for those guests lead with the workspace, the kitchen and the monthly rate.
- The Gem Shows, the largest event of their kind in the world, run January 27 to February 14, 2027.
- Saguaro National Park's two districts are about 30 miles apart, so listings say which one is closer.
