How a Scottsdale vacation rental projection is built: the property-level inputs, the assumptions that are labeled, what is left out, and why no figure appears on a public page.

The inputs are mostly facts about the home. Where the parcel sits and which jurisdiction it is in. The sleeping layout and how many guests it honestly serves. Whether the pool or spa is private, heated and compliant with the City's barrier rules. Parking, arrival and any HOA limits on guest count, parking or amenity use. The dates you want for yourself. Which of Scottsdale's trip themes the home can credibly serve: an Old Town itinerary, a golf trip, a Preserve-oriented outdoor stay, a longer seasonal stay where the documents allow it.
Official sources describe the shape of demand. Winter and spring carry golf, Old Town and outdoor travel, spring training and City-funded events add dated peaks, and the Preserve guidance describes near-daily triple-digit heat from May to about September. That shape sets where minimum stays, event-week rules and summer pricing logic go. It does not, on its own, produce a number. The number comes from applying the shape to this home and to a comparison set chosen for layout, location and amenities rather than for a flattering average.

Every assumption in a projection is marked as one of two things: an input you provided, or an illustrative value we chose and can change. Owner-use weeks, cleaning buffers and amenity operating costs are the usual illustrative values, and the worksheets at Owner decision tools use the same convention. Left out on purpose: any guarantee, any figure from a home that is not comparable, and any claim about review scores, awards or track record. Left out of this public site entirely: occupancy, rate and revenue figures, because a number that is true for one Scottsdale home is misleading for the next street over.
A citywide average mixes an Old Town condo with a five-bedroom north Scottsdale home with a heated pool, and tells you nothing useful about either. A projection instead names a small set of comparable homes chosen for the things guests actually book: sleeping layout, private pool or spa, location relative to the trip theme, parking and permitted use. It then states why each one was chosen so you can argue with the choice. If a comparable home cannot legally do what yours can, or vice versa, it comes out. This is slower than quoting an average, and it is the only version worth reading. The shared pricing guide explains how the same evidence-first approach carries into rate decisions once the home is live. Ask to see the comparison set. If it is not written down, the projection is an average wearing a suit.
