What to ask before choosing a vacation rental manager in Scottsdale: heat response, license and tax handling, pool safety, calendar control, statements and the transition plan.

The City's Preserve guidance describes triple-digit temperatures almost every day from May to about September. Ask who answers when the air conditioning fails at 4 p.m. on a Saturday, how quickly a technician can be at the home, and what the guest is told in the meantime. Ask whether thermostats and pool equipment follow the reservation calendar or run all week. A manager without a local operating team will have a vague answer here.
Scottsdale requires an annual City license per property offered under 30 days, with a state TPT license first, neighbor notice, an insurance attestation, County registration and a posted notice. ADOR notes that a property manager may file and remit TPT for you, but the owner remains ultimately liable. Ask what the manager files, what you file, how renewals are tracked and where you can see the status. Ask how they use the City's Short-Term Rental Resource Center, which shows license status publicly.
The City's owner page states that short-term rentals with a pool, hot tub or spa are subject to pool-barrier requirements and that the required in-home notice includes life-safety information. Ask how barriers are checked, how chemistry and heating are managed between stays, and who decides when the spa is turned off. A pool is the amenity most likely to generate both a great review and a serious claim.

Your dates should be set with you and protected, not requested. Statements should show what was charged, what was spent and why, with approvals routed to you for anything beyond the agreed routine. Ask how confirmed reservations are honored, how guest communication changes over, how access codes and smart devices are re-provisioned, and what the first 30 days look like. Scottsdale requires the license holder to notify adjacent single-family properties and same-floor multi-family residents within 30 days of licensing, with the license number, the property address and a 24-hour emergency contact. It also prohibits using the home as an event venue. Ask who is the named 24-hour contact, how quickly a noise or parking complaint is answered at night, what the house rules say about occupancy and gatherings, and how guests are screened before a code is issued. Ask how the manager keeps the neighbor notice current when contact details change. A manager who treats the neighbors as part of the operation protects the license, and the license is the business. Ask also how a lost license would be handled: who tells the guests, who refunds, and what the recovery plan is.
