Build the dossier first, then make every candidate answer the same questions in writing. The local obligations are specific enough to sort the serious from the sales pitch.

Comparisons fall apart when each candidate is answering a slightly different question. Fix that by writing down the property once and handing the same document to everyone. It should cover ownership authority; which Organized Neighborhood the address sits in and its current percentage against the 20% cap; the certificate path and which documents are outstanding; any HOA, condominium, lease or deed controls; the real sleeping and parking situation; pool, spa and safety condition; cooling-system condition and age; and every exterior-use constraint you know about.
Add the two things only you can supply: which weeks you want to keep, and what standard of care you expect between guests. Those shape the plan more than any market view.
Palm Springs makes this easier to test than most markets, because several duties are concrete and recurring. Ask specifically how each is handled and by whom.

Scope, handoffs and exclusions are where disagreements start. Ask for written answers on what is included in base management and what is an add-on; how maintenance is reported and at what value your approval is required; how owner dates are booked and protected; what the response standard is for a cooling or pool failure in summer; how guest issues are escalated; what the termination terms are and who holds the listings, the reviews and the direct-booking history afterwards.
On programmes, ask which ones actually apply to your house rather than which exist. The 360 Service Bundle and the Smart Home Program are described on their own pages; what matters in a comparison is which parts are confirmed for your property and what changes if you decline one.
Be wary of a revenue figure offered before anyone has checked whether the property can obtain a certificate. Be wary of a projection with no visible assumptions, of a promise about event weeks whose dates nobody has confirmed, and of any suggestion that a City certificate settles an HOA question. It does not: private governing documents are a separate review and can be stricter.
With the same dossier and the same written questions you can line candidates up honestly. Use the owner-use worksheet to be precise about your own weeks before you negotiate, and read the projection guide before you accept anyone's numbers.

Ask how Contract Summaries are handled. The City requires one for every guest stay of 28 consecutive days or less, filed through the online business center, and states they cannot be submitted retroactively. A manager who runs Palm Springs homes will answer immediately and describe the process. A manager who is guessing will not.
You can ask for one, but treat an early figure carefully, particularly if nobody has yet confirmed whether the property sits in an Organized Neighborhood at or above the 20% certificate cap. Eligibility comes before arithmetic. Ask what assumptions sit behind any number and whether it is gross or net.
That belongs in writing before you sign. Ask which filings and renewals the manager performs, which remain the owner's, how a hotline complaint is handled and escalated, and what happens if a deadline is missed. The City states that a Vacation Rental Registration Certificate is a privilege, not a right, so compliance is not a clerical footnote.
