The permit calendar

Six dates and duties, and the question for each.

Each one comes from the city's own pages. Ask any manager, including us, who owns it.

  1. Newport: October 31

    Renewal and TOT forms are mailed in late September and due by October 31, in hard copy with payment. Ask: who receives my packet, and when does it go back?

  2. Laguna: every quarter

    TOT reports are due quarterly even if the home did not rent. Ask: who files a zero report?

  3. Anaheim: one year at a time

    The permit is valid for a year and does not transfer. A new owner has 14 days to apply. Ask: when is my renewal, and what happens if I sell?

  4. San Clemente: keep the use alive

    The zoning permit expires after a year without the use or if the annual operating license lapses. Ask: what keeps my permit active in a slow year?

  5. Huntington Beach: three strikes

    Fines run $1,000 per day per violation, and three violations in 12 months revoke the permit. Ask: how do you prevent the first one?

  6. Dana Point: HOA first

    Without HOA approval the City will not issue the permit. Ask: have you read my CC&Rs?

The phone

Who answers within the hour?

Laguna Beach requires a local contact who responds to complaints within 60 minutes. Huntington Beach requires one available 24 hours a day who responds within an hour and acts to resolve the problem. Newport Beach takes complaints by phone and online. A manager should be able to tell you whose phone rings at 1 a.m. and what they do next.

When is the Newport Beach renewal due?

The City mails renewal and TOT forms in late September. Both are due in hard copy with payment by October 31.

Do I file Laguna Beach taxes if the home did not rent?

Yes. Laguna Beach requires quarterly TOT reports even when no rentals occurred.

What happens after repeated violations in Huntington Beach?

The City fines $1,000 per day for each violation, and three violations against a host or operator within 12 months result in permit revocation.
