Orange County · How we manage

Four kinds of stay, one county.

A theme-park group in Anaheim and a surf week in San Clemente share a county and little else. Marketing, maintenance and neighbor management are set by the trip the address serves and the city rules it sits under.

By trip

What each stay asks of the home.

The same three jobs, marketing, maintenance and management, done differently for each.

Anaheim

Theme-park and convention groups

Market the layout and the arrival plan: where the cars go, how early the group can leave. Maintain for heavy group use. Manage the three-night minimum the City sets to cut repeated arrivals on residential streets.

Newport Beach

Harbor and beach weeks

Market which beach or dock, and the real walk with gear. Maintain against salt air on metal, seals and screens. Manage three waste streams the City inspects, with fines from $1,000 per violation.

Laguna Beach

Galleries, coves and walking

Market the walkable arts-and-coast trip, with the license number on every listing. Maintain a dense-town noise standard. Manage with a local contact who responds to complaints within 60 minutes.

San Clemente and Dana Point

Beach and surf stays

Market the beach, the parking and the board storage honestly. Maintain a rinse point and sand-proof entry. Manage the operating license every year, and in Dana Point the HOA approval the City requires.

Summer weekends

Three weekends priced and run on their own.

Newport Beach triples fines for infractions in its Safety Enhancement Zones, West Newport and a newer zone, over Memorial Day weekend, the Fourth of July and Labor Day weekend. Homes in those zones get tighter guest counts, clear parking and quiet-hours instructions, and a check-in call before arrival.

  • Coastal Orange County is mild, so comfort is more often about ventilation and damp than air conditioning.
  • Marine-grade fixings cost more once and are checked every spring.
  • Guest-facing sorting signs for trash, recycling and organics go inside and by the bins.

Casago's Orange County team manages about 60 homes, most of them in Newport Beach and San Clemente.
