Management of revenue, marketing the home and maintenance. On this coast all three start from the same question: what is this parcel actually allowed to do?

The three Ms are revenue management, marketing and maintenance. Around Monterey Bay none of them can be planned from a regional average, because the permit type changes the calendar, the marine layer changes the promise, and damp changes the maintenance bill. Everything below assumes the jurisdiction question has already been answered in writing.
A rate strategy that ignores the permit is a guess. A hosted permit in the City of Santa Cruz, where the City defines hosted as the owner living in the home more than six months a year, produces a different calendar and a different guest from a whole-home licence in Pacific Grove’s Coastal zone. A Monterey County Limited Vacation Rental licence allows up to three non-hosted rentals a year, which turns each one into a deliberate decision rather than a pricing exercise. And in the City of Monterey or a Carmel-by-the-Sea residential district there is no short-stay calendar to price at all.
So the sequence is: confirm what the parcel may do, then set minimum stays and owner dates inside that, then price. In a weekend-heavy leisure market fed by short drives, minimum stays are one of the few levers with an immediate and visible effect, and the right setting differs between a Boardwalk-adjacent family house and a Pacific Grove shoreline cottage. None of that is a published number; it is a property conversation, and it belongs in the Owner Portal rather than on a public page.
The honest positioning problem here is the weather. See Monterey describes crisp coastal air and, in its own meetings material, a consistently mild climate with an average temperature of 60 °F. Visit Santa Cruz County calls fall the season with the best weather, not summer. A listing that borrows warm-coast imagery and promises sun sets up a complaint the operations team then has to absorb.
What works instead is specificity. Visit Santa Cruz County pairs great surf and sandy beaches with redwood-covered mountains and laid-back towns across a 29-mile coastline, naming Capitola, Aptos, Davenport and Pleasure Point. See Monterey lists Carmel-by-the-Sea, Pacific Grove, Pebble Beach and Big Sur alongside trail hiking, kayaking, cycling and otter spotting. A home that can honestly claim a walk to the water, a surf break down the road, or forest and shoreline in one day should say exactly that, with photographs taken in the light this coast actually has.
Photography, listing copy and the house guide are one piece of work, not three. The guide is where the marketing promise gets kept: where to park, which morning is likely to be grey, where the wetsuits go, and what to do when the fog does not lift.
The City of Monterey’s own Code Compliance page notes that foggy days and high water tables can result in excessive environmental moisture, and that mold can be found indoors and outdoors all year round. That is the market’s central maintenance fact, published by a city rather than inferred by a manager. Ventilation, extraction, drying capacity, leak monitoring and drainage are operating systems here, not upgrades.
Alongside that: salt on hardware and fixtures near the water, sand and wet gear arriving on every turnover at a surf address, debris and shade at a home under redwoods, and drains that need clearing before the wet season rather than during it. Moisture management above all. The City of Monterey’s page names fog and high water tables as conditions behind excess environmental moisture. Add salt corrosion near the water, sand and wet gear at surf addresses, debris and shade under redwoods, and pre-season drain and gutter clearing.
