The inputs, the assumptions, the things nobody can know yet, and why you will not find a revenue number on this page. Read this before you compare anyone's estimate.

Strip away the presentation and every projection reduces to the same chain: available nights, multiplied by an occupancy assumption, multiplied by an average nightly rate assumption, less channel costs, less operating costs, less the fixed costs of holding the property. Each link is an estimate. The useful question about anyone's projection is not what the total says but which of those links they guessed at and how hard.
In a single-peak market you can carry one occupancy assumption across most of the year and be roughly right. Flagstaff does not work that way. Discover Flagstaff positions the city as Arizona's destination for all seasons, and the two ends of the year are genuinely different products: an average 108 inches of snowfall downtown against summer temperatures averaging in the low 80s.
That means a credible model needs at least four seasonal blocks, and probably more, because some of the strongest nights are dated by somebody else. Arizona Snowbowl publishes scenic gondola days as Fridays, Saturdays and Sundays, sunset gondola rides on Fridays and Saturdays, and scheduled scenic chairlift rides for October 3 to 18. A model that spreads demand evenly across the autumn will overstate early September and understate the middle of October.
There is also a university in town. Move-in, family weekends and graduation are plausible demand events, but we have not sourced those dates and will not model them for you from memory. Check the university's own published calendar and put real dates into the model rather than a vibe.

Plenty of projections are optimistic because the revenue line got attention and the cost line got a percentage. In Flagstaff the cost line has specific, named items that a generic model will miss:
Every week you keep is a week the model cannot sell, and in a two-peak market the weeks owners most want are often the weeks guests would pay most for. Decide the owner calendar first and let the projection work around it, rather than producing a headline number and quietly assuming you never visit. If the answer to any of those is a shrug, the total is decoration. A projection with visible assumptions and a modest number is worth more than a confident one you cannot interrogate.

On the public site you get the owner decision tools, which are educational worksheets rather than quotes, and pages like market pulse and amenity intelligence that give you the shape of the year and the cost of each feature without pretending to know your address.
Because any number we could publish would apply to a market rather than to your house, and a market number is a poor guide to one property with its own location, layout, amenities and owner calendar. Property-specific figures are produced in the Owner Portal against your own reservation history, with the assumptions visible so you can challenge them.
The seasonal split. Carrying one occupancy assumption across the year works badly in a market with a winter peak, a summer peak and two shoulders, where several of the best weekends are dated by the mountain's own published operating days. A model needs separate seasonal blocks to be worth anything here.
They are not the largest line, but they are real and they are frequently left out. Inside the City there is an annual licence stated at $250, an Arizona TPT licence at $12 per location, transaction privilege tax at hotel rates, and from the 2026 update a $500,000 minimum liability insurance requirement unless satisfied through a marketplace. Outside City limits there is a County permit with its own annual fee and a renewal that requires a new application. All checked 2026-09-20.
