In a snow market the differences between managers show up in operations, not in a pitch deck. These are the questions that surface them, and the answers worth listening for.

In a mild market a mediocre manager can coast. Here the weather keeps setting exams. Discover Flagstaff reports an average 108 inches of snowfall downtown, and the City's own guidance names snow and ice as obstructions that must be cleared from the two distinct egress paths every short-term rental has to maintain. Add a summer fire-restriction regime and an annual licence with a 2026 rewrite, and there is a lot that can quietly go undone.

A revenue number before they have seen the house. Any figure produced before somebody knows the address, the layout, the access and your owner calendar is a marketing device. Ask what occupancy and rate they assumed for each season, and watch what happens.
Vagueness about the city line. Whether your parcel is inside the City of Flagstaff or in unincorporated Coconino County changes the entire compliance path. A manager who treats them as interchangeable has not done this here.
No answer on who does the physical work. Snow clearance, heating checks and fire-equipment servicing are labour. If nobody can tell you who performs them, they may not be happening reliably.
Work is scheduled around reservations and approvals route back to you, within limits you set. Who clears the driveway and walkways, and by what time on a guest arrival day. It cannot be answered with an adjective. A manager who names the arrangement and the deadline has thought about winter operations; one who says it is handled probably has not.
Be careful with one produced before anybody has seen the property. Ask what occupancy and nightly rate were assumed, season by season, and what is in the cost line. A projection with visible assumptions beats a confident total you cannot interrogate.
It matters more here than almost anywhere. Inside the City of Flagstaff you are in the City licence programme with its 2026 requirements. Outside the city line you are under Coconino County's separate ordinance with its own permit, neighbour notification and annual reapplication. A manager who blurs the two has not worked this market properly.
