What not to weigh too heavily
A low fee says nothing about the seven.
Fee percentages and occupancy claims from other towns tell you little about a Flagstaff home under the 2026 rules. The manager who answers the checklist clearly for your address is the one to keep talking to.

Choosing a manager in Flagstaff
When must a Flagstaff guest background check be done?
No later than 24 hours before every stay. The City requires the records to be kept for 12 months after the booking date.
How fast must the emergency contact respond?
Within 60 minutes of a request from police, either on the premises or by phone or text.
What are the fines for violations?
$500 for a first verified violation, $1,000 for a second and $3,500 for a third or more within 12 months. Three verified violations in 12 months can lead to a suspension of up to 12 months.
