A manager who works the whole valley should know each city's rules without looking them up. Pick the card for your city and use the questions as your interview, with us or anyone else.
If your home is in
La Quinta
New General and Primary permits are permanently banned outside a few exempt areas. Ask whether the manager has checked your address against the City's list, and whether a Homeshare or large-lot route applies. The City updates its active and suspended permit list every Wednesday.
Indian Wells
New licenses carry a 29-night minimum, except a 7-night window around the tennis tournament. Ask who they market monthly stays to, and whether your HOA has opted out of the minimum. TOT is 12.25%, filed within 30 days of each quarter.
Palm Desert
Whole-home rentals are not allowed in R-1 or R-2, and in HPR they must stop by December 31, 2026. Ask which zone your home is in, who renews the yearly HOA letter, and who answers a complaint within the 30 minutes the City requires. Tax is 12%: 11% TOT and 1% tourism district.
Indio
The $1,633 annual permit and business license are one document, with no separate festival permit. Ask how Coachella and Stagecoach weekends are priced, screened and staffed after hours.
Coachella
The City's own page states both 13% and 14% TOT, and both monthly and quarterly reporting. Ask whether the manager has the rate in writing, and who keeps the three years of records the City requires.
Every city
Many valley homes sit in country clubs and gated communities whose rules can ban rentals, cap guests or restrict parking and amenities. A city permit does not override them.
What not to weigh too heavily
A headline fee percentage or a valley-wide occupancy figure tells you nothing about a home that may face a 29-night minimum, or may not be permittable at all. The manager who answers your city's card clearly is the one to keep talking to.
